CUSTODIAN RESPONSIBILITIES (2024)

Daily:

• Check pool chemicals; record readings in Health Department log
• Ensure pool gates are locked and functioning properly
• Maintain cleanliness of lobby’s, parking areas, garages, pool and patio areas, spray weeds pool, patio and sidewalk areas
• Walk the property at the end of work day to turn off lights and secure all common areas
• Provide access to common areas and roof access for Association contractors when needed
• Maintain and prioritize an ongoing deficiencies checklist or projects that should be addressed by Maintenance or by outside contactors. Check off and date items as repairs are made with brief comments. Provide to point of contact.

Weekly:

• Perform thorough walk around to all common areas to include stairwells, roofs, equipment and elevator rooms, electrical rooms, storage rooms, pool, bathrooms, and grounds etc. to identify any deficiciencs that must be addressed by Maintenance or outside contractors. Note deficiencies on deficiencies checklist; repair and/or coordinate repairs with appropriate contractor
• Check sprinkler heads; if not functioning or broken mark for repair / replacement
• Visually inspect water booster pumps; note deficiencies on deficiencies checklist; notify management / CAM
• Hose off generators to remove salt spray, hose down pool deck and furnishings
• Replace bulbs in elevators, lobbies and common areas; repair and/or coordinate repairs thru management / CAM
• Clean and sanitize recycle toters, dumpsters and trash chute rooms
• Maintain log of water usage for each building and compare with previous weeks. Report excess usage to CAM.
• Check roof drains/covers; keep secure/clear / keep roof clear of debris
• Inspect fire pit area; clean grills as per the manufacturers specifications, check propane levels; note deficiencies on deficiencies checklist; repair and/or coordinate repairs thru management / CAM

Monthly:

• Grease pool gates, garage doors and irrigation pumps
• Hose down garage doors
• Lubricate common area door handles/locks, closers; note deficiencies
• Clean stairwells

Annually:

• Pressure wash buildings, garages, pool area, fire pit area and stairwells

Independant license/insurance a plus

Job Type: Part-time

Pay: $16.93 - $20.39 per hour

Expected hours: 20 per week
