COMMUNITY SERVICES FOR EVERY1 INC is Hiring a Maintenance Specialist - Lyceum Apartments Near Buffalo, NY

Maintains physical property and grounds of all Community Services residential, rental, and office properties. Assesses needs of properties in regard to repair and maintenance and efficiently addresses any property concerns. Responsible to train and lead Maintenance Technicians – specifically may be designated as a ‘lead’ staff in particular areas of maintenance where the Specialist has shown proficiency. Provides general oversight of all maintenance work at their assigned sites including identifying, hiring and supervising vendors, entering, managing and closing work orders, and ensuring effective and efficient work and project completion.

  • Ensures that Agency sites meet established health and safety requirements by direction of the Maintenance Manager. Communicates deficits and plans for correction to the Maintenance Manager. In situations requiring immediate action, independently implements corrective action and reports to Maintenance Manager.
  • Performs routine maintenance and repairs for designated sites. Communicates extensive or specialized maintenance needs and recommends vendors to complete such needs.
  • Serves as the lead for outside contractors with completing repairs/bids or maintenance at assigned sites.
  • Provides guidance and training to maintenance staff including support and training in the field.
  • Serves as an example department wide for efficient work and time management.
  • Facilitates department wide training and knowledge transfer for areas that the Specialist is considered to be an ‘expert’ in – this may include painting, general construction, work working, plumbing, electrical work, etc.
  • Communicates painting and wall repair needs with Agency Painter.
  • Responsible for the care of boiler systems including monitoring system functions and reports any concerns to the Maintenance Manager.
  • Organizes and assigns work orders in conjunction with the Maintenance Manager.
  • Determines equipment and supply needs and completes work orders; coordinates with Maintenance Manager when additional staffing support is needed for work orders at assigned sites.
  • Reports any tenant, landlord, building or housing concerns to the Maintenance Manager.
  • Answers off hours emergency maintenance requests from the Building and Property on-call manager on a rotating basis and resolves emergency situations as requested.

Education and Experience

  • High School diploma/GED is required as well as ability to pass Maintenance Skills Assessment.

Skills, Knowledge and Abilities:

  • Knowledge of basic janitorial/maintenance skills including painting, minor carpentry, minor plumbing, electric, HVAC and boiler maintenance skills.
  • Ability to read, understand, organize and schedule work orders.
  • Ability to work with and operate manual and power tools.

Certifications

  • None required; plumbing, HVAC, electrician or similar license preferred.
  • Use of personal vehicle for work purposes.

Mental Requirements:

  • Physical requirements include walking, sitting, standing, bending, driving, ability to climb stairs, carrying, stooping, and lifting up to fifty (50) pounds.
  • Mental requirements include ability to exercise independent judgment and manage multiple tasks.
  • Staying awake and alert while on duty.
  • Will work outside of normal business hours if necessary to meet department needs, including weekends.
  • Provides after hours on-call support on a rotating and as assigned basis.
  • May need to work outside normal business hours for emergency on-call situations.
  • Will work inside and outside the offices and residential sites.
  • Local travel is required to and from offices and sites.
  • Will be exposed to outdoor elements as required to perform responsibilities.

Job Type: Full-time

Pay: $19.00 per hour

Expected hours: 40 per week
