Rose Community Builders is a subsidiary entity which expands upon Jonathan Rose Companies’ mission and work by providing Construction Management and General Contracting services to the projects we serve. We work exclusively with Jonathan Rose Companies on select rehabilitation projects where we can leverage our extensive experience in project planning, preconstruction, bidding, and the construction phase to deliver projects on time, on budget, and with the highest level of quality while ensuring prioritization of the residents’ wellbeing throughout the design and construction process.

Responsibilities:

The Rose Community Builders’ Project Manager is responsible for functioning leading and facilitating all aspects of the construction process for any given project, and for completing the project on time, on budget and within pre-established quality parameters.

The pay range for this 1099 contractor position is $125,000 - $140,000 annually and is based upon factors including but not limited to related experience and time in the industry.

This project will take place at Kings Villages located at 1141 N Fair Oaks Ave. Pasadena, CA 91103.

PROJECT COORDINATION

  • Prepares and directs overall construction project schedule and ensures contractors adhere to and are in compliance.
  • Reviews schedules prepared by the contractor and verifies that construction deadlines/milestones are achieved and monitor punchlist work to completion.
  • Maintains, manages, and is responsible for the internal overall project schedule on behalf of Ownership.

COST MONITORING

  • Monitors and forecasts costs for the assigned site and participates in the preparation of the monthly cost forecast report in conjunction with the Managing Director as appropriate.
  • Identifies cost and budget risks early with corresponding mitigations.
  • Manages design teams, contractors, sub-contractors on new construction and tenant in place rehabilitation projects.

PROPOSALS & PROGRESS MONITORING

  • Reviews and negotiates change proposals from contractors and/or subcontractors.
  • Prepares or overviews the preparation of the change proposals to the Owner.
  • Seeks internal approval.
  • Monitors progress of design to ensure construction documents are complete to allow timely start of the construction and continuity of work.

SITE MEETINGS & TEAM SUPPORT

  • Conducts site meetings attended by contractors, other project managers and field managers.
  • Ensures accurate minutes are kept and issued in a timely manner.
  • Coordinates and directs, as needed, efforts of the project support team - scheduling, design and safety.

DESIGN ISSUES & RESOLUTIONS

  • Participates with designers in the resolution of design issues and conflicts and coordinates design resolution with the contractors in a timely manner to avoid impact to the construction progress, quality, constructability or usability.

PRECONSTRUCTION SERVICES

  • Provides preconstruction services including logistics planning, review of estimates, identification of long lead items, coordination with Development and other departments as needed.

PAY APPLICATIONS

  • Reviews and approves contractors monthly pay applications and obtains approval from lender's representatives ensuring on time payments to Contractor and all other vendors.

WALK THROUGHS

  • Attends pre-acquisition walk throughs to identify capital needs and risks associated with the potential asset.
  • Formulates a detailed report of findings, budget, and schedule for major rehabilitations.

CONSULTANT MANAGEMENT

  • Identifies, hires, and manages consultants including Architects and Engineers to ensure the design schedule is achieved as required for the potential acquisition and/or project.

PROJECT STATUS, RISKS & MITIGATIONS

  • Reports project status, risks, and mitigations to internal and external parties as required.

DEPARTMENT COLLABORATION

  • Collaborates with internal departments, such as acquisitions, asset management, development, legal, finance, accounting, and operations in the development and implementation of construction development strategies, plans, and business models.

Requirements:

  • Bachelor’s degree in engineering, Architecture or Construction Management or a related field required.
  • 5-7 years of experience with project management of new construction and some exposure to the business aspects of the development process required.
  • Advanced knowledge of scheduling, Construction Management and Cost Control programs preferred.
  • Advanced familiarity with various contract types (including CM at risk, CM Agent, GC lump sum) required.
  • Written and verbal communication skills required.
  • Proficient with Microsoft Office Suite including Excel, Word, Project required.
  • Organized and able to prioritize tasks / work with multiple demands for time required.
  • Advanced ability to approach and demeanor to match shifting demands of various situations required.
  • Advanced ability to gain confidence and trust of others through honesty, integrity, and authenticity required.
  • Advanced problem-solving abilities required.
