SUMMARY: With the Maintenance Coordinator, ensure building is well-maintained and safe on a daily basis.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
Utilizes maintenance schedule to ensure implementation of scheduled duties.
Ensures efficient flow and timely completion of work orders
Engages in painting and performing structural repairs to masonry, woodwork, and furnishings of buildings as well as assisting the supervisor with larger projects. Ensures all equipment, tools and machinery are in proper working condition.
Monitors and controls supplies and equipment; prepares and submits requisition for supplies and tools as necessary for the location ensuring cost efficiency.
Communicate needs or problems to supervisor.
Ensures safety related problems are corrected in accordance to Community Link safety regulations and to ensure that the location is maintained and safe
Assists the coordinator with the preparation of facility maintenance budget; submits budget recommendations; monitor expenditures; prepares cost estimates; submit justifications for equipment.
Fills in for janitorial staff in their absence
Serves as primary maintenance contact within the Agency when Maintenance Coordinator is unavailable
Aides in the development of the agency by promoting volunteerism and promoting awareness to the general public in order for Community Link to be a leader in programs and services.
Requirements
QUALIFICATION REQUIREMENTS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.
EDUCATION and/or EXPERIENCE:
Six months related maintenance experience and/or training; or equivalent combination of education and experience.
LANGUAGE SKILLS:
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence.
MATHEMATICAL SKILLS:
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
REASONING ABILITY:
Ability to apply commonsense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.

PHYSICAL DEMANDS: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
While performing the duties of this job, the employee is regularly required to talk or hear. The employee is frequently required to bend or stoop. Th employee is occasionally required to squad, climb heights, reach above shoulder level, crouch, kneel, push, and pull. The employee must be able to sit 30 minutes, stand 1.75 hours, and walk 5.5 hours.
The employee must frequently lift and/or move up to 24 pounds. The employee must occasionally lift and/or move 25 to 50 pounds. Specific vision abilities required by this job include close vision, color vision, peripheral vision, and the ability to adjust focus.

While performing the duties of this job, the employee is occasionally exposed to fumes or airborne particles and vibration.
