Community Association Management Services is Hiring a Dockmaster/Harbour Master Near Wilmington, NC

Description

CAMS (Community Association Management Services), a local HOA Management company in Wilmington, NC is on the search for a Dockmaster to work full-time at a marina. The Dockmaster is responsible for general maintenance at the marina, coordinating with vendors on projects, and communicating with marina tenants/owners onsite.

Pay offered will be between $20-$25/hr based on experience in the field. Hours of work will be M-F from 8am-5pm 

Responsibilities

  • Weekly Dockmaster Report (due the Monday following Friday of work week)
  • Fielding phone calls and emails - Daily
  • Field concerns from boat owners and slip owners - Daily
  • Maintain Notices & Signage
  • Removing logs and debris from slips / removing trash from water 
  • Pump outs: Thursdays or on-call, pump maintenance
  • Frequent monitoring of the security surveillance system to ensure the safety and security of the property.
  • Handling of any electrical issues on the docks or dock house
  • Maintain clean area around dumpster and free of trash
  • Handling of lines when a vessel arrives or departs when requested
  • Monitoring of the vhf channels for incoming vessels and direct as needed
  • Proactively maintaining the docks replacing dock boards as needed
  • Maintain & preserve markings on pedestals, docks, and power panels
  • Website monitoring
  • Following named storm procedures as set forth by the hurricane preparedness letter. 
  • Collecting of certificates of insurance from the slip owners who are using or managing their own slips and coordinating with any other firm managing slip rentals. 
  • Cleaning the bathrooms, stocking paper products and toiletries – Daily (as needed)
  • Dock house supply orders placed with Amazon for bathhouse supplies
  • Collect trash from dock house bathrooms and dispose of it in the proper dumpsters daily
  • Visually inspect the docks as repairs are made to help mitigate future damage to the dock by identifying underlying issues:

-stringers

-mounting and connecting hardware

-electric, water and waste plumping

-float connections

-band-board hardware

  • Daily visual inspection of the dock for vessel checks and maintenance needs:

-shore power cord organization

-cleats 

-pedestals 

-lights

-newly arrived vessels

-check vessels for proper mooring 

  • Dock Carts - Weekly:

-Inspect/inventory dock carts

-Repair dock carts as needed

-Report dock cart theft and/or damage

-Gathering of all unattended dock carts from both north & south docks and return to designated areas. (Daily)

  • Detailed Pedestal Inspections - Monthly:

-check for bad shore power connections with Laser Detection Gun

-if socket is empty, visually inspect the contacts

-shut off unused breakers

-check water spigots

-check lights by turning 10 amp breaker off and then back on

-replace faulty light bulbs, hose bibb valves, and paint/mark as needed

  • Exterior Cleaning of the Dock House - Weekly:

-outside blowing off the porch

-washing exterior windows

-power washing porch/chairs and concrete walkway

  • Coordinating with vendors:

- meet with contractors for quotes

-help build a scope of work

-prioritize quality and responsive vendors

  • General Landscaping – Weekly In-Season/Monthly Off-Season:

-Maintain/trim hedges along front porch/along wheelchair ramp. 

-Hedges to be kept at a minimum 1ft from building/structures. 

-Spring: flowers to be planted in the planters/Fall: planters to be cleaned out and readied for Spring

-Cut back any brush, pampas grass or other plant growth that reaches the pier access ramps or Fire Water connections. 

-Record keeping of vessel dockage

  • Freezing Temperatures:

-sand/Salt as needed

-open pedestal bleeders

-cracking water spigots 

Requirements

  • At least 1-2 years of prior dock master experience is preferred to be highly considered
  • Attendance and punctuality are essential
  • Ability to speak, read, and write English
  • Ability to work outside in various weather conditions
  • Must be available to perform after-hours emergency calls when needed
  • Must be able to respond to emergencies promptly when on-call
  • Must have a valid driver's license and good driving record
  • Must have basic computer skills 
  • Must have excellent communication skills to provide the highest quality of customer service
