Purpose and role of job:

This position is as professional Lead Facilities Technician, working daily in a Commercial Real Estate setting. Candidate will be responsible for the execution of all tasks as further defined below. Position requires high level of communication, initiative, leadership, time management, record keeping, detail, and a broad skill base.

Location:

Single location. Pittsburgh, Pennsylvania

Hours:

8-hours daily shift, Monday - Friday. Occasional overtime may be required.

Principal Accountabilities/ Responsibilities:

• Have a working knowledge of commercial property management and commercial facilities maintenance.
• Have working knowledge of compliance with all safety policies (OSHA, PPE, LOTO, General Safe Manufacturing Practices, etc.)
• PRIORITY - Communication: Demonstrate strong, cordial, and helpful communication skills, both oral and written, with all contacts of the Company, including but not limited to employees, clients, and third-party contractors.
• PRIORITY - Work Order Systems: Understand the work order management system (web/app) and be able to accurately and promptly accept, enter, and respond to work requests and work orders. Training will be provided on all systems.
• PRIORITY - Records: Maintain accurate records. Comprehensively and timely respond to and completes all work orders and requests.
• Assist with the Development of Preventative Maintenance programs in order to ensure maximum operating reliability of facility equipment
• Perform regular and systematic walkthroughs and inspections of the facilities and grounds for the purpose of proactively identifying items/equipment in need of repair.
• The ability to both lead, work with, and train others.
• Develop and implement small projects within the facility.
• Be a team player by treating others with respect, being constructive and tactful, communicating with all employees, clients, and third-party contractors and through abiding by company practices.
• Perform all other duties as necessary and when directed to do so.

Education, experience, and other requirements:

Valid Driver’s License

• Minimum 5 Years of Commercial facilities maintenance experience
• PRIORITY (Strong) – Electrical: troubleshooting, diagnostics, repairs, and replacements, and installation of electrical equipment and components for low voltage and 120/208/240/277/480v systems such as switches, outlets, breakers, lighting, ballasts, relays, timers, photocells, controls/panels, cameras, etc.
• PRIORITY - Plumbing: diagnostics, repairs, replacement and installation various piping systems for all facility fixtures, equipment, and appliances.
• General - HVAC/Refrigeration: diagnostics, repairs, replacement, and preventative maintenance of heating, ventilation, air conditioning, and refrigeration equipment.
• General - Maintenance: installation (minor) and repair and maintenance of doors/hardware; key and lock; drywall patching and painting; minor concrete, tile, brick, block, and asphalt patching as needed; minor roofing repair for SPF, EPDM, TPO, PVC, asphalt, and metal as needed; building or moving furniture as needed; all other minor maintenance tasks as may be requested.
• Proper use hand and various power tools (drills, saws, grinders, pressure washers, paint sprayers, generators, etc.)
• Perform light, medium, and heavy lifting - up to 80 lbs.
• Perform other facilities-related duties as requested or required.

• Position starts at $75,000 annually. Increase based on experience

• Education: High school or equivalent
