We are currently seeking an experienced and licensed Property Manager to join our team and oversee a diverse portfolio of properties. The ideal candidate will have experience in property management, exceptional communication skills, and a proven track record of delivering outstanding results. This is an exciting opportunity for a dynamic individual to contribute to the success and growth of our organization.
Responsibilities:
Initial meeting consultation with prospective new owners and maintaining existing relationships for the life of the client
Manage day-to-day operations of assigned properties and portfolios, including owner and tenant relations, maintenance, and financial performance
Conduct thorough market research to understand the local rental market, including demand, average rental rates, and the features or amenities that are most attractive to potential tenants
Oversee periodic property inspections and ensure compliance with all lease agreements, regulations, and company policies. Report deferred and preventive maintenance to owners
Work with the maintenance team to ensure timely resolution of issues and adherence to budgetary constraints and Texas Property Code guidelines
Maintain open and effective communication with property owners. Provide regular updates on the property status, rental income, and any issues or maintenance needs
Prepare and present monthly financial reports, including rent roll and expenditure analysis for owners
Respond promptly to owner inquiries and resolve issues in a professional and efficient manner
Ensure all property management activities comply with local, state, and federal laws and regulations, including fair housing laws and Texas Property Code
Foster positive relationships with property owners and tenants to enhance overall satisfaction and retention
Create and present tailored analyses to prospective owners that highlight how our property management services can meet the needs of the owner, including anticipated rental income, marketing strategies, fee structures, and management services
Qualifications:
Current Real Estate License
Minimum of 3 years of experience in residential property management, with a proven track record of success
Strong understanding of real estate laws, regulations, and market trends
Excellent communication and interpersonal skills
Proficiency in property management software Propertyware and Microsoft Office Suite
Detail-oriented with strong organizational and problem-solving abilities
Ability to work independently and collaboratively in a team environment
Bilingual in Spanish is a plus
Must be adaptable, receptive to learning, and eager to enhance their expertise in property management
