Roles & Accountabilities
Creating an inviting and impressive property presentation (curb appeal) through thorough upkeep of grounds that helps to draw in prospective residents, including seasonal plantings and flowers
Providing current residents with a pleasant representation of their community on a continuing basis, giving them the reassurance that they have chosen a great place to live
Evaluating the property grounds continually for work that needs to be done and power washing building exteriors, walkways and stairways
Maintaining or assisting in maintaining lawns and landscaping through watering, cutting, trimming, pruning, fertilizer and pesticide applications
Being knowledgeable and ensuring maintenance of irrigation systems
Evaluating lawns, trees, bushes and limbs on the property that may need trimming, fertilization, removal, and/or replacement and notifying the Property Manager or Lead Maintenance Technician
Regularly evaluating property amenities (e.g., pool area, athletic courts, laundry, playgrounds) for cleanliness and safety, noting any equipment needing repair
Evaluating parking lots and sidewalks for hazards, necessary repairs and striping and relaying this information to the Property Manager or Lead Maintenance Technician and addressing oil spots on parking areas
Appraising all property address markings, guttering, soffit, fascia, siding, vent covers and basement windows continually for needed repairs and relaying this information to the Property Manager or Lead Maintenance Technician
Evaluating building exterior guttering, parking lots and sidewalks and any low-lying property areas for needed drainage improvements and relaying this information to the Property Manager or Lead Maintenance Technician
Evaluating property interior and exterior lighting, both day and night, and correcting or informing the Property Manager or Lead Maintenance Technician of any lighting issues (may require after-hours visit to property)
Surveying the property thoroughly after inclement weather for any storm-related issues or damage and notifying the Property Manager or Lead Maintenance Technician
Working with vendors to ensure exterior utility connections are accessible and left in acceptable condition when work is accomplished (i.e., cable, electric, water, etc.)
Maintaining proper operation and awareness of required safety precautions in working with ladders, power tools, snow removal and lawn maintenance equipment
Qualifications
Ability to bend, stoop, lift, carry, push or pull over 25lbs repeatedly
Basic tools required, to include personal smart phone technology.
Preferred Qualifications
3 years of Groundskeeping experience
