CLK Multifamily Management, LLC is seeking the all-around Maintenace Supervisor to join our team.

Responsible for various hands-on maintenance duties necessary to maintain and enhance the value of the property, diagnosing problems and making repairs in areas such as HVAC, electrical, plumbing, pool, flooring, carpentry, dry walling, exterior structure, and appliances. Manages the inventory of “ready” apartments to support the community’s marketing and leasing efforts, schedules contractors or assists in completing the turn process and inspects ready apartments for move-in quality.

Responsibilities - Not all listed: Include:

Resident Services: Ensure resident concerns and needs are addressed promptly by performing the task personally and assigning work orders to Maintenace team members. 

- Ensure the resident workorders are maintained in accordance with the software for proper completion and reporting accuracy.

- Schedule maintenance team members on-call rotation in conjunction with the property manager for after hour emergency calls. 

- Train maintenance team members in accordance with the on-call policy and assist when needed. 

Preventative Maintenance: Ensure the property is compliance with company safety requirements as well as federal and state compliance with building regulations. 

- Conduct regular meetings with the Property Manager and staff: Monthly safety meetings, MSDS, company required log compliance, EPA, Hazcom and others not listed. 

-Must be aware of the condition of physical property throughout the community and immediately correct unsafe conditions, e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights, etc.

General Knowledge of: 

• Appliance repairs
• Repair and installation of HVAC equipment
• Plumbing repairs
• Electrical repairs
• Install, repair, and rekey locks
• Move and install appliances
• Routine preventive maintenance
• Preparing apartments for move-ins
• Assist other company technicians as needed in trouble shooting and repairs
• Adhere to company safety policies, including applicable OSHA safety standards
• Daily documentation of work performed
• Additional duties and responsibilities as assigned

Requirements: 

• HVAC certification required (Universal preferred)
• Two or more years of apartment maintenance experience
• Working knowledge of tools, common appliances, and devices
• Physical ability to perform the tasks assigned
• General knowledge of building codes and laws applicable to maintenance and repair work
• High school diploma or equivalent
• Ability to complete required documentation of work performed on a daily basis.
