- 3 years experience in apartment complex maintenance preferred
- General knowledge of plumbing, Electrical, HVAC, carpentry, appliance repair
- EPA Certified is a bonus
- Ability to problem solve
- Organized: technicians will support the ordering, tracking, and management of inventory
- Positive attitude with strong verbal communication skills: will work with a variety of staff, residents, and vendors
- Available for duty on a rotational basis for after-hours emergency
- Responds to all assigned maintenance work orders during the regular day, giving priority to any emergency
- Resolves all maintenance problems that arise during the work day
- Reports any repair problems that cannot be fixed during the work day to the Property Manager
- Completes regularly scheduled maintenance activities as assigned by the Property Manager.
- Performs general clean-up of the apartment community on an "overload"
- Reports all acts of vandalism, destruction of property, and suspicious persons observed within the community to the Property Manager or other designated leader
- Assists Property Manager in maintaining all electrical, plumbing, appliances, and mechanical
- Keeps shop and storage areas in neat and well-organized
- Completes apartment turns as needed
- Completes grounds work as directed by Property Manager which may include picking up trash, sweeping curb and dumpster areas, and maintaining landscaping beds
- Assists in monitoring all work being performed by outside contractors
- Maintains a professional courteous manner with all residents, vendors, contractors and fellow
- Assures safety standards are used which comply with all company, local, City, State, and Federal
- Ensures compliance of all work-related activities in a fair, ethical, and consistent
