City of South St. Paul is Hiring a Caretaker Buildings/Grounds Near South Saint Paul, MN

JOB
The Housing & Redevelopment Authority (HRA) through the City of South St. Paul owns two Public Housing High-Rise Building. The affordable 1-bedroom apartments are designated for low-to-moderate income individuals age 50 and over. We are currently searching for a Buildings/Grounds Caretaker to ensure the buildings and grounds are maintained for the residents and property owner. The primary purpose of the Building/Ground Maintenance position is to perform routine janitorial maintenance duties in the Housing and Redevelopment Authority’s public housing senior-designated high-rise buildings. This includes cleaning and upkeep of common areas and office spaces within the buildings, the property grounds outside the buildings, and deep cleaning vacated units to get ready for new tenants. There are two full time building/grounds maintenance positions for the two public housing high-rise buildings, which together total 298 apartment units. Each position will focus on one main building but will also be responsible for assisting the staff at the other high-rise as needed or requested by Management.
EXAMPLE OF DUTIES
The job duties and/or essential functions of the position include, but are not limited to the following: Perform routine janitorial maintenance duties including, but not limited to: Trash and debris removalVacuum/carpet cleaning, sweeping, mopping, stripping, waxing, and buffing high-rise common area floors, including hallways and community spaces;Painting of common areas, replacement of lighting fixture bulbs;Washing windows, walls, doors, and elevator cars; Cleaning of trash chutes, trash rooms, and laundry area.Maintains property grounds to ensure good physical appearance and free from potential hazards including, but not limited to mowing, trimming, care of plants/shrubs/trees, fall leaf removal, winter snow removal, and other outdoor maintenance projects as apparent or assigned.Prepares units for re-rental including, but not limited to: Removing debris and leftover belongings;Sweeping, stripping, waxing, and buffing floors and/or vacuuming and shampooing carpets;Cleaning kitchens, bathroom, bedrooms, living rooms, hallways, and fixtures;Cleaning windows and cleaning/replacing window blinds;Wall patching, painting of walls/ceilings.Assist management to ensure the physical operation of the buildings comply with set standards and procedures, including conducting resident safety checks when applicable or requested; assist with coordination of regular inspections of the buildings, grounds, and annual inspections of units.Maintain good communications with high-rise personnel to coordinate work assignments to ensure quality service and operations; maintain good tenant relations by responding to questions/concerns and resolving issues as quickly as possible; deliver notifications to tenants when directed or as apparent.Assist with special projects and other duties as assigned.Work with other building staff as a team and in a professional and friendly manner. Perform other duties and assume other responsibilities as are apparent or assigned.
SUPPLEMENTAL INFORMATION
Knowledge of routine janitorial and maintenance tasks; of various cleaning equipment and product; of grounds maintenance tasks including operation of equipment. Skill in reading and operation of tools/equipment required of the job. Skill in the use of a computer and related software. The ability to perform the following work activities with or without reasonable accommodations: Ability to read and ensure safe usage of cleaning products.Ability to operate a variety of tools/equipment for both indoor and outdoor janitorial maintenance tasks.Communicate clearly and concisely, both orally and in writing using diplomacy and tact.Establish and maintain effective and professional working relationships with those contacted in the course of work.Be available to respond to after hour work calls when applicable or required.Commit appropriate time and effort to develop and enhance the necessary professional knowledge, skills, and abilities needed to perform position responsibilities with a high degree of professionalism.Ability to work a varied work schedule including evenings and weekends and maintain regular attendance.Physical Demands / Work Environment: The physical demands and work environment characteristics described here are representative of those that must be met by an employee to successfully perform the essential duties of the job and/or those an employee may encounter while performing the essential functions of the job. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth vision, and the ability to adjust focus. While performing the duties of this job, this position will experience exposure to inside environmental conditions; exposure to outside environmental conditions in a variety of weather conditions; exposure to noise, dust, bugs, fumes, gases, chemicals, or oils requiring special mitigating precautions or protective gear, and work around moving mechanical parts. Attendance at various daytime, evening and other off-hour meetings as needed or required is an expected element of the position.
