Job Description

General Nature of Work

Under direction of the Building Maintenance Supervisor, this position provides lead supervision to assigned groups; supervises, inspects, and participates in the work of custodial personnel responsible for performing a full range of general custodial maintenance duties related to cleaning and maintaining assigned buildings, facilities and adjacent grounds; trains assigned employees in their areas of work; performs related duties as required.


JOB RESPONSIBILITIES

The following duties are normal for this position. The omission of specific statements of the duties does not exclude them from the classification if the work is similar, related, or a logical assignment for this classification. Other duties may be required and assigned.

  • Train assigned groups in their areas of work including custodial methods, procedures, and techniques.
  • Supervise the use, care, and operation of assigned equipment including carpet cleaners and floor buffers.
  • Verify the work of assigned groups for accuracy, proper work methods, techniques, and compliance with applicable standards.
  • Inspect job sites to determine work required and evaluate job performance.
  • Inspect the work of assigned groups in progress and upon completion; provides advice and assistance to assigned groups.
  • Respond to questions or complaints from user departments; coordinates custodial activities with City departments and outside agencies.
  • Make rounds through buildings in order to maintain security of municipal buildings, grounds and property.
  • Sweep, mop, strip, scrub, buff, waxes, and vacuum floor surfaces; schedule floor work to ensure least possible disruption of work routines in buildings and offices.
  • Clean and sanitize restroom areas, fixtures, and water fountains; replenish paper supplies and soap as necessary; perform minor repairs on lavatory and plumbing fixtures.
  • Clean windows, walls, air ducts, woodwork, blinds and light fixtures; dust desks, ledges, and windowsills.
  • Perform routine maintenance and upkeep; replace light bulbs; polish brass; paint wall; report faulty equipment to superior.
  • Empty trash receptacles and deposit collected refuse in proper receptacles; deposit recyclable material in proper receptacles.
  • Follow safety procedures, report unsafe activities and conditions, utilize safety equipment, and monitor work environment to ensure safety of employees and other individuals; place safety cones, markers, or signs to alert employees/citizens of work areas, wet floors, or other potential hazards.
  • Monitor inventory levels of equipment, cleaning materials, tools, and supplies; ensure availability of adequate materials to conduct work activities; initiate requests for new or replacement items; stock or distribute supply items.
  • Report problems such as water leaks, power failures, electrical problems, malfunctioning equipment, property damage, or other potential problems involving building operations; take basic correction action as appropriate; report problems to appropriate personnel.
  • Communicate with supervisor, City employees, the public, and other individuals as needed to coordinate work activities, review status of work, exchange information, or resolve problems; respond to requests for service or assistance.
  • Operate a motor vehicle, a personal computer, hand tools, custodial equipment, or other equipment as necessary to complete essential functions.
  • Perform other related duties as assigned.


Requirements

KNOWLEDGE, SKILLS, and ABILITIES

  • Knowledge of custodial services and activities.
  • Knowledge of methods, materials, tools, and equipment used in custodial and general building maintenance work.
  • Knowledge of principles and practices of lead supervision, including selection, training, work evaluation, and discipline.
  • Knowledge of methods and techniques of cleaning and preserving floors, furniture, walls, and fixtures.
  • Knowledge of operation and maintenance of a wide variety of hand and power tools and equipment used in custodial work.
  • Knowledge of proper mixing and dilution of cleansers, disinfectants, and stripping agents.
  • Knowledge of operational characteristics of cleaning equipment and materials.
  • Knowledge of safe use of cleaning chemicals.
  • Knowledge of proper methods of storing equipment, materials, and supplies.
  • Knowledge of proper lifting techniques.
  • Skill in basic office and computer equipment and applicable software applications.
  • Knowledge of occupational hazards and standard safety practices.
  • Able to perform the full range of custodial tasks to ensure all facilities are presentable to staff and citizens.
  • Able to plan, estimate, coordinate, and schedule the work of a custodial staff.
  • Able to provide training and to ensure that work is completed in a timely manner
  • Able to ensure adherence to safe work practices and procedures.
  • Able to interpret, explain, and enforce department policies and procedures.
  • Able to prepare and maintain a variety of basic written records and reports using standard office and computer equipment.
  • Able to operate and maintain tools and equipment.
  • Able to identify and implement effective and efficient courses of action to complete assigned work.
  • Able to coordinate crew assignments with other divisions, departments and outside agencies.
  • Able to learn and apply new information or new skills.
  • Able to understand and carry out oral and written directions.
  • Able to communicate clearly and concisely, both orally and in writing.
  • Able to establish and maintain effective working relationships with those contacted in the course of work.
  • Able to respond and perform assigned duties in the event of a City declared emergency.


MININUM QUALIFICATIONS

High school diploma or GED; supplemented by 2 years of experience in cleaning and light building maintenance; or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job. Must possess and maintain a valid Georgia driver’s license.

Physical Requirements:
This position classifies the physical exertion requirements as light work involving lifting no more than 20 pounds at a time with frequent lifting or carrying of objects weighing up to 10 pounds. Even though the weight lifted may be very little, a job is in this category when it requires a good deal of walking or standing, or when it involves sitting most of the time with some pushing and pulling of arm or leg controls. To be considered capable of performing a full or wide range of light work, you must have the ability to do substantially all of these activities. If someone can do light work, we determine that he or she can also do sedentary work, unless there are additional limiting factors such as loss of fine dexterity or inability to sit for long periods of time.


Environmental Factors:
Essential functions are regularly performed without exposure to adverse environmental conditions.
