Full-time Description JOB TITLE: Housing Development Coordinator ORGANIZATIONAL UNIT:Housing Department SUPERVISOR:Director of Housing Salary: $50,000 - $65,0000 **ALL FULL TIME POSITIONS:Your salary also includes Medical, Dental and Vision Insurance. The Biweekly deduction from employee paycheck is $40.00 for Employee Only, $95.00 Employee plus Children, $120.00 Employee plus Spouse, $140.00 Employee plus family. ** JOB SUMMARY: Coordinate the preparations of housing development plans, specifications, bid packets, sales contracts, work write-ups for acquisition and rehabilitation, and all related documents for new development activities. Conducts bid openings, coordinates contractor's activities and inspects all contracted work. RESPONSIBILITIES/TASKS: •Follow procurement guidelines as outlined by NAHASDA regulations, 184 loan guarantee; Tax Credit projects; 1Year Indian Housing Plan; USDA Grants Act; and 2 CFR Part 200 •Prepare bid packets, write construction specifications, detailed work write-ups •Coordinate all contractor services required to complete development activities •Supervise all inspections during development construction to ensure compliance with federal, tribal, state and city codes •Monitor development workflow to assure timely completion and maintain expenditures within the project budget and minimize change orders •Monitor Contractor and Sub-Contractor payroll to ensure adherence to Davis Bacon Wage requirements •Prioritize and assign subordinate personnel work requests from other departments •Assist in the review and processing off site selections and property purchases •Inspect and advise Housing Administration on Housing acquisition purchases •Supervise activities and duties of all personnel assigned to the Field Services •Prepare all required reports, including applications for new development projects •Serve as the Housing Authority on-site representative SKILLS AND EDUCATIONAL REQUIREMENTS: •Working Knowledge of construction and Federal Regulations pertaining to contract and environmental requirements •Working knowledge of State, Local, City and Federal building and construction codes •Ability to work well with others •Minimum of a Bachelor's Degree in Engineering or related field •Minimum of five (5) years' experience in federal, state, local, and city building and construction codes PHYSICAL REQUIREMENTS: Ability to stand for prolonged periods of time. Some bending, stretching, climbing and lifting.
