Cincinnati Center City Development is Hiring a Commercial Leasing Officer Near Cincinnati, OH

Organizational Overview: 

The Cincinnati Center City Development Corporation (3CDC) is a 501(c)(3), tax-exempt, private, non-profit corporation. The organization’s mission and strategic focus is to strengthen the core assets of downtown by revitalizing and connecting the Central Business District and Over-the-Rhine (OTR). 3CDC works in close collaboration with the Cincinnati corporate community and City of Cincinnati to carry out its mission. With an annual operating budget of $20 million, the organization has a team of approximately 170 full-time staff and 180 part-time staff engaged in real estate development, real estate management, civic space management and programming and business district management.

  • Real Estate Development - To date, 3CDC has played a direct role in nearly $1.7 billion in development projects in downtown Cincinnati and the adjacent neighborhood of Over-the-Rhine. In completing over 100 development projects, 3CDC has reimagined key civic spaces, added market-rate and affordable housing to the urban core and created density through mixed-use residential and office projects that support local small businesses. 
  • Real Estate Management - 3CDC leases and manages over 660,000 square feet of commercial space and over 5,100 parking spaces with annual operating revenues exceeding $32 million.
  • Civic Space Management and Programming - 3CDC manages and programs six civic spaces – Fountain Square, Washington Park, Ziegler Park, Memorial Hall, Court Street Plaza and Imagination Alley. 3CDC hosts nearly 1,600 free family-friendly events each year at these spaces.
  • Business District Management – The organization manages two special improvement districts – the Downtown Cincinnati Improvement District and Over-the-Rhine South Special Improvement District – providing clean and safe services, homeless outreach, beatification efforts and marketing support to both districts.

Job Summary:

The Commercial Leasing Officer is responsible for coordinating leasing activities and supporting the execution of strategies related to the organization’s annual leasing plan. This position takes the lead on screening prospective tenants, conducting tours, and facilitating the lease flow process. The Commercial Leasing Officer supports the Commercial Leasing Director in lease negotiations while also supporting the Commercial Buildout Team in the initial phases of the tenant buildout process.

The ideal candidate will have experience in commercial real estate sales or leasing, drafting, and negotiating lease documents, and working autonomously in a fast-paced environment. This candidate will have demonstrated ability to organize necessary resources, including people and tools to meet deadlines and achieve desired results. An ideal candidate will have experience in a client facing role, exceptional organizational and time management skills and enjoy working on a highly interactive team.

The Commercial Leasing Officer reports to the Commercial Leasing Director.

Tasks:

The Commercial Leasing Officer’s responsibilities include but are not limited to the following:

  • Proactively recruit retail, office, and restaurant tenants, making direct contact with prospects and following up on leasing inquiries received via email and phone, or as directed.
  • Consult with prospective commercial tenants to identify requirements and budgets, collecting business concept information, then matching these needs with available properties and selling prospective tenants on a partnership with 3CDC.
  • Host property tours, accurately & enthusiastically communicating the benefits and features of our property portfolio with the goal of generating leases for the commercial spaces.
  • Maintain an accurate, detailed database of prospects and prospect activity using the organization’s customer relationship management tool.
  • Create, maintain, and distribute leasing activity reports on an ongoing basis.
  • Facilitate the leasing lifecycle process for selected prospects, moving prospects through the discovery, base terms, due diligence, LOI and lease stages in an efficient manner.
  • Collaborate with the Finance team on underwriting competitive deal terms that are in line with market conditions.
  • Draft and/or coordinate the preparation of lease documents (LOIs, leases, amendments), including managing negotiations and hosting signing sessions.
  • Implement creative marketing and advertising campaigns in partnership with the Communications/Marketing team, including updating and maintaining an online presence for all spaces.
  • In collaboration with the Property Management team, maintain appearance of available commercial spaces.
  • Special projects as required.

Qualifications:

  • Bachelor’s degree from an accredited college or university in a related degree program is preferred.
  • Real estate sales/leasing experience.
  • Excellent oral and written communication skills.
  • Excellent project management skills with demonstrated ability to manage multiple projects efficiently.
  • Excellent interpersonal skills with experience in client focused processes and client relationships, prospecting skills, and negotiation/closing skills.
  • Demonstrated ability to execute sales/leasing strategies.
  • Applicant should require minimal oversight, have high problem solving skills, be organized, hardworking, and pay close attention to details.

Skills or specialized knowledge:

  • Real estate sales/leasing experience.
  • Have familiarity with leasing documents and the ability to draft lease documents such as Letters of Intent (LOI’s), and other correspondence in an efficient, professional, and timely manner.
  • Extensive knowledge using Microsoft Office.
  • Must be able to maintain the highest degree of confidentiality.
