Purpose:
 The Janitor oversees and coordinates the safe and efficient operation and maintenance of all necessary building systems and equipment and is responsible for maintaining the interior and exterior of the building, correcting deficiencies, performing repairs, etc.

Reports To:
 Property Manager

Required Duties:

• Sweeps, vacuums, and mops floors and stairways.
• Gathers and disposes of rubbish and waste materials by hand or with the use of powered equipment.
• Makes rounds of buildings and grounds at regular intervals at night; inspects doors, windows, and locks to see that they are properly and securely fastened; answers night telephone and doorbells.

· Locks and unlocks buildings.

· Observes appearances and conditions of premises and equipment; reports needed repairs, safety hazards, or conditions requiring outside vendor services.

· Cleans grounds and parking lots of litter, glass, or other debris.

· Replaces light bulbs and fuses.

· Shampoos carpets.

· May perform ground maintenance including removal of snow from sidewalks, salting walkways, mowing small areas of grass, trimming shrubs, etc., at an office site.

· Ensures quality control by inspecting work in progress and upon completion.

· Makes recommendations for repair and improvements to buildings, grounds, and equipment.

· Performs related work as assigned.

Required Skills:

• A minimum two years’ experience in residential building maintenance
• Working knowledge of MS Office and computer skills

Physical Demands of Job:

• Walks, stands, stoops, bends most of day.
• May lift up to 50 pounds.
• May carry up to 25 pounds.
• Other physical demands include, reaching above, at and below shoulder height, pushing/pulling, grasping, handling, twisting, bending, crawling, squatting, kneeling, crouching and climbing.
