Chesapeake Redevelopment and Housing Authority is Hiring an Assistant Property Manager Near Chesapeake, VA

Job Summary:
Under supervision of the Director of Housing, performs responsible work assisting in the management of the housing communities for the Authority. Responsible for assisting in the daily overall operation and performance of housing communities and maintaining housing that meets the standard of safe, sound, quality housing that complies with all applicable federal, state and local laws, regulations, and policies. The Assistant Manager takes on all the responsibilities of the Property Manager when the Property Manager is absent.

Essential Job Functions

1. Assists with preparation and management of the annual budget for the community.

2. Takes an active role in managing the property as an asset; tracks expenditures, revenue and makes adjustments to maintain the overall viability of the property.

3. Collects rent payment from tenants; informs residents of balances due on their accounts; reviews accounts when questioned about late charges, maintenance charges and excess utility charges; keeps records of rents received; visits late rent payers, delivers notices, handles paperwork leading up to and including evictions.

4. Maintains a professional, customer service oriented environment.

5. Investigates complaints and develops solutions; refers complaints to Property Manager when necessary.

6. Prepares and reviews correspondence such as requisitions, warrants, writs, letters, and reports.

7. Maintains paper and electronic files; updates and enters data.

8. Establishes and maintains resident and administrative files: performs quality assurance and control check on resident files, including move-ins, move-outs, recertification’s, interims; maintenance emergency and non-emergency work orders.

9. Assists with managing material/supply/equipment inventory and assists with preparation of capital asset list annually.

10. Reviews applications for units, interviews new tenants, shows and leases units to new residents, prepares required paperwork, reviews and calculates income to ensure program compliance, and maintains appropriate files. Conducts annual inspections prior to anniversary date. Schedules and conducts annual resident reexaminations and completes interim changes between annual reexaminations.

11. Counsels and assists residents on property, leasing, maintenance and other issues as appropriate: discusses and resolves problems with residents; makes referrals to Community Resources and outside agencies.

12. Schedules and conducts housekeeping visits to apartments as necessary; posts, move-ins, vacates and transfers.

13. Maintains good relations with employees, law enforcement representatives, residents and other community partners.

14. Coordinates and schedules activities and use of facilities, keeping records and making reports of such activities.

15. Provides residents with information as required.

16. Assists with inspecting grounds, making notes on repairs and landscape needs.

17. Prepares and processes security deposit dispositions for move-outs, within 30 days of the move-out date.

18. Performs other related duties as required and may be expected to work hours in excess of, and/or outside of their normally scheduled hours, and perform basic duties outside of their normal role in response to short-term department needs or emergency situations.

Job Type: Full-time

Pay: $38,480.00 - $58,552.00 per year
