JOB SUMMARY: Supervise and evaluate general maintenance trades employees (roofer, glazier, locksmiths, welder, and senior crew leader). Develop and maintain districtwide preventative maintenance program. Coordinate bidding and work schedules with contractors.

DUTIES AND RESPONSIBILITIESThe following tasks describe the basic functions of the job and represent the type of work performed. They do not constitute an exhaustive list of the duties and responsibilities performed on the job. The following frequencies and percentage of time spent are approximations only and are subject to flexibility dependent on organizational needs.

  • Assesses District-wide needs and coordinates concrete and asphalt repairs through vendor bid selected process. Completes all invoice receipts, approving, submitting, and tracking for all external general maintenance department outside vendors. [Daily, 15%]
  • Assists in the supervision of all general maintenance employees, roofers, glaziers, welders, locksmiths, and senior crew leader ensuring quality and quantity of work produced. Communicates with and trains general maintenance personnel in areas of knowledge requiring growth. [Daily, 15%]
  • Works with building administrators and staff on requests regarding remodel projects, carpet / flooring and new casework in facilities. Evaluates and assigns required service and repairs on facility equipment and facilities to include overhead doors, fire doors, motorized gym equipment and mats, motorized and stationary bleachers, operable and demountable walls, window coverings, flagpoles, flooring, theater curtain/rigging and seating, new casework, brick/block repairs and as designed or requested through work order system. [Daily, 15%]
  • Coordinates and assists manager in prioritizing work orders to ensure work is completed in a safe and timely manner. Completes work orders as assigned and documents in work order system (i.e. initiating, assigning and completing work orders). [Daily, 5%]
  • Coordinates emergency response and addresses issues with building security regarding vandalism and graffiti. [Quarterly, 5%]
  • Manages or assists in management of small construction projects, working directly with outside contractors. [Biannually, 10%]
  • Assigns, maintains and supervises maintenance department snow removal program and inspection and maintenance of snowplow equipment. [Biannually, 10%]
  • Interviews, hires, disciplines and performs evaluations for general maintenance and trades personnel [Biannually, 5%]
  • Coordinates and maintains the operation of the preventive maintenance program (i.e. bleacher equipment, gym equipment, and roofs). [Biannually, 5%]
  • Works with manufacturers or companies to spec new or used modular classrooms for lease / purchase or returns (leased). [Biannually, 5%]
  • Coordinates annual inspections through outside vendors on District theaters, climbing walls and challenge courses, fire doors and bleachers throughout all affected facilities. [Annually, 5%]
  • Perform other related duties as assigned or requested. [Daily, 5%]

MINIMUM QUALIFICATIONS:The minimum amounts of formal education, professional work experience, knowledge, skills, and abilities that must be met for a candidate to be considered for a position

  • High School Equivalency (HSE) diploma
  • Maintenance/trades experience
  • Typing skills >25 wpm
  • Proficiency with Word (doc, docx), Excel (xls, xlsx) and Adobe (pdf) software
  • Knowledge of vehicles, construction equipment operation and experience in all around general maintenance
  • Knowledge of construction bidding process and yearly contract management
  • Skilled in evaluation of mechanical operations as well as repair and maintenance of all types of facility equipment
  • Must be able to work flexible hours and/or shifts
  • Must have a phone for emergency contact
  • Must meet insurability requirements of the Colorado School District Self Insurance Pool
  • Criminal background check and fingerprinting required for hire

MINIMUM CERTIFICATIONS AND LICENSESThe minimum certifications and licenses that must be met, valid, and unexpired for a candidate to be considered for a position

  • Colorado driver's license
  • CPSI Certification within one (1) year of employment

PREFERRED QUALIFICATIONS: Any job-related formal education, professional work experience, knowledge, skills, abilities, certifications, licenses, and other criteria that are inessential and in addition to the minimum qualifications, certifications, and licenses

  • Experience working directly with people from diverse racial, ethnic, and socioeconomic backgrounds
  • Certification or experience in one or more building trades
  • Racially conscious and culturally competent with the skill, will, capacity, and knowledge to commit to a culture of continuous improvement

  • Heavy work strength level (lifting or carrying up to 100 pounds)
