Position Type: Full Time
Salary Range: $80,000.00 - $90,000.00

Description

Position Summary

This individual will play a key role in the future growth of Celebree School by supporting and overseeing the company’s pipeline of real estate needs relative to franchise and corporate initiatives. This individual will be responsible for working with franchisees in identifying, evaluating, and negotiating a range of deal structures in markets throughout the country. The Director of Real Estate partners with our Construction, Design and Licensing teams to help the franchisee execute the right deal. They enhance convenience, customer experience and relevance through changing market conditions. They will also coordinate site development needs with Construction/Design and other stakeholders to expedite openings.

Our Franchise Journey

The Director of Real Estate will be responsible for ensuring that our franchisees, brokers and other 3rd party resources experience an exceptional journey. Our real estate process is broken down into 3 key objectives. Site Selection, Letter of Intent negotiation and Lease negotiation. You will be responsible for ensuring everyone follows our proven process and keeping everyone on track against expected deliverables and timelines. We work through and with a Master broker and local market brokers under our model. You will use yor experience and expertise to carefully guide our franchisees through this journey.

Job Duties:

  • Develop and maintain relationships with Celebree franchisees.
  • Guide franchisees through our real estate journey and hold everyone accountable who is involved in the journey.
  • Provide subject matter expertise in all areas of real estate, working along side our franchisees to help them secure real estate via lease or purchase agreement.
  • Develop, communicate, and maintain accountability for clear growth strategies and plans across target markets.
  • Establish and cultivate relationships with third-party professionals in target markets.
  • Develop and manage a broker network to support franchisees.
  • Oversee a real estate deal pipeline to ensure Celebree School meets its ambitious growth goals.
  • Analyze feasibility of potential sites through demographics research, competitive analysis, sales forecasting and overall financial performance analysis.
  • Negotiate and execute complex real estate transactions for corporate locations and assist franchisees with their transactions.
  • Assist with site development, including permitting, zoning, and other required governmental approvals.
  • Manage and measure against real estate strategy for company and franchise locations.
  • Identify new site opportunities and relocations; ensures best location/best value for all real estate acquisitions
  • Manage process and coordinate with Operations teams for temporary or permanent closures and other property matters
  • Present potential sites to senior leadership for approval
  • Manage designated search areas and site approvals for Franchise locations
  • Partner with Construction team to prioritize development opportunities to ensure best use of capital
  • Utilize consumer insights and marketplace analysis to make recommendations

Qualifications


Position Qualifications & Candidate Attributes:

Education/Experience:

  • Bachelor's Degree
  • Minimum of 5 years Real Estate management experience
  • Minimum of 5 years franchise experience

Skills / Abilities:

  • Excellent customer service and relationship-building skills
  • Strong functional MS Office knowledge including Teams, Microsoft Word, Outlook, Excel, Power Point
  • Thorough knowledge and use of CRMs
  • Innovative thinking, strong analytical skills, and effective leadership skills
  • A self-starter with exceptional problem-solving skills
  • Thorough knowledge and understanding of current best practices and trends in real estate.
  • Must be willing to travel to potential school locations, off site meetings, vendors, trade shows and industry conferences as necessary (Approximately 20-25% of the time)
