Overview

Program Description

Catholic Community Services is committed to serving individuals struggling with poverty and the effects of intolerance and racism and actively join with others to work for justice. Our employees and volunteers come from many faith traditions to serve and support poor and vulnerable people through the provision of quality, integrated services and housing.

At Shoreline Permanent Supportive Housing (PSH), we offer 100 studio and one-bedroom units of affordable housing to single adults moving out of homelessness. We provide 24-hour staff support to our residents using a Housing First and Harm Reduction approach.

Position DescriptionPerform a variety of routine general building maintenance tasks, limited grounds maintenance and janitorial duties. Assist with non-routine preparations on units for new tenants. Assist with maintaining building security systems, immediately reporting problems to the property manager and entering units only as directed by the property manager. Seek to provide tenants with a safe, positive and sanitary living environment. Perform these tasks with minimum supervision, applying solid work experience in this area.

Responsibilities

Administrative

  • Maintain maintenance records, including all inventory, work order, inspection, and preventative maintenance records to CCS standards.
  • Maintain strong communication with the Program Director about issues of maintenance, cleanliness and building security, and assist the Program Director in developing long term preventative and maintenance plans.
  • Work closely with the building owner’s maintenance/janitorial staff to address larger maintenance needs as they arise.
  • Schedule and coordinate outside maintenance vendors as needed.
  • Maintain and manage janitorial team schedules.
  • Contribute and participate as a team member to troubleshoot problems as they arise and suggest/initiate procedural changes as needed.
  • Oversee work assigned to janitorial staff to ensure completeness and quality of work performed.

Facility Management

  • Oversee work order system in coordination with Program Director
  • Periodically inspect work completed in pallet shelters and building common areas, working with janitorial staff to ensure high quality work and tight cost control.
  • Respond to after-hours maintenance emergencies.
  • Working with the Operations Manager, coordinate bids from independent contractors when appropriate, overseeing their work and delivery of services.
  • Maintain janitorial and maintenance supplies. Communicate with the Operations Manager to order needed supplies and materials. 

Maintenance Functions

  • Perform a variety of minor maintenance tasks, applying plumbing, basic electrical and general carpentry skills.
  • Ensure all needed repairs are addressed by assessing the damage and needs, and determining whether responsibility of the repair lies with the building owner’s maintenance team or CCS’s. Communicate to the Operations Manager to schedule maintenance needs that are the responsibility of the building owner.
  • Understand the functions of the fire control, security systems, plumbing, electrical and other facility related systems within the building.
  • Maintain maintenance records all required inspections of building systems and safety equipment.
  • Ensure daily work orders are attended to and records kept.
  • Respond to emergencies in the building, and be on-call after hours/weekends for emergency maintenance needs that cannot be addressed by on-site resident manager.
  • Other duties as assigned.

General Responsibilities

  • Observe/follow guidelines on confidentiality rights of residents and respect their privacy.
  • Provide crisis intervention, and refer participants in crisis to appropriate staff on site.
  • Assist staff members in floor checks as needed.
  • Model interpersonal and living skills for clients.
  • Enforce building and program rules including bar policy.

Job Conditions

This position requires the employee to work in an environment where there may be exposure to blood, bodily fluids, and other potentially infectious material. Other exposures could include cleaning supplies, bedbugs, chemicals involved in pest control, paint and other materials used in building maintenance, building temperature fluctuations, dust, noise, and odors. Working conditions include interruptions, crisis response, and regular interactions with individuals who are dealing with issues of chemical dependency and/or mental illness, or are experiencing anger or frustration.

  • Able to understand and apply custodial and maintenance instructions/manuals.

  • Able to regularly lift and carry up to 20 pounds and occasionally up to 40 pounds.
  • Able to occasionally lift up to 100 pounds together with a team member.
  • Able to move a 2-yard trash container.
  • Able to hand write legibly.
  • Able to prioritize multiple tasks and to follow through to the completion of tasks.
  • Able to work independently and as a team member.
  • Able to perform tasks requiring manual dexterity.
  • Regularly able to perform duties as assigned.
  • Able to see well enough to identify cleaning needs and complete to acceptable standards.
  • Able to use sound judgment in regular and demanding situations.

Qualifications

  • One year maintenance or related field experience.
  • Working knowledge or ability to learn, plumbing, electrical and lock systems.
  • Working knowledge or ability to learn repair of plaster, wall repairs, and painting.
  • Ability to work independently, prioritize work tasks, and follow through to the completion of the task.
  • Ability to communicate effectively verbally and in writing.
  • Ability to perform basic computer tasks.
  • Must possess and maintain a valid Washington driver’s license, insurance and dependable vehicle.
  • Good attitude with residents who may not be able to communicate in English
  • Ability to work within the mission, goals and objectives of Catholic Community Services/ Catholic Housing Services.

Substitute Qualifications

May be substituted for one year of maintenance experience:

  • Certificate of completion from a technical college in general building maintenance.
  • Certificate of completion from a technical college in plumbing and electrical systems.

Preferred Qualifications 

  • Experience working with a diverse, low income, and/or farmworker populations in a residential environment.
  • Spanish speaking and/or writing skills.
  • Experience in customer relations.
