The Leasing Manager plays a key role in the on-site office. This person leads and manages daily tasks and supervision of Leasing and Marketing Professionals. The Leasing Managers will coordinate with the Leasing and Marketing Professionals to assist in reports, paperwork, and moving in new residents. In the absence of the Community Manager, he/she may assist in management responsibilities. The Leasing and Marketing Manager will track the progress of all leasing team members through an on-going follow through system.
Leadership
Communicates to team through daily and regularly scheduled in-person meetings with respect to rent changes, apartment availability, unit turnover, move-ins, etc.
Mentors and coaches leasing team members and oversees on-going on-site training
Gives direction with clear and necessary instruction
Delegates leasing responsibilities to leasing team
Provides the necessary resources and support, including immediate feedback
Creates a motivating environment for leasing team
Provides support when encountered with challenges
Shows initiative on a day-to-day basis
Leasing
Fulfills job description of Leasing Professional
Greet clients and residents in a friendly and professional manner
Assigns and proofs all leasing paperwork
Audits and adheres to lease file policy with consistency
Prepares and submits daily, weekly, and monthly reports by deadline
Understands and implements LPC/Owner specific policies and procedures
Receives perfect or excellent shopping reports
Implements and oversees lease renewal and resident retention programs
Coordinates office team schedule
Prepares and submits leasing bonuses
Develops leasing bonus incentive programs
Understands and enforces community policies
Makes recommendations on rents and/or engages with pricing manager (if applicable) on revenue management system.
Assists with management of current resident renewal process
Marketing
Reviews aged vacancies, yellow brick road, market-ready apartments, and models
Analyzes weekly leasing reports and foresees occupancy trends
Completes and updates market survey
Tracks advertising, promotions, and publications
Develops and maintains rapport with locators, area businesses and participating companies in the currentcommunity Corporate Advantage Program (CAP)
Shops competition on a consistent basis and directs the team to do the same
Responsible for developing and implementing resident activities and programs
Identifies problem vacancies and generates strategy with team
Communicates with supervisor on changing market conditions
Responsible for reviewing community web presence (ILS, Craigslist, social media, online reputation, etc.) for accuracy and community branding consistency
Responsible for tracking and monitoring internet traffic results via Google Analytics, lead management reporting and operational program reporting (i.e., Yardi)
Coordinate and ensure success of resident survey programs (i.e., Ellis Resident Surveys, Kingsley CORE Survey Program)
Ensure all online reviews are responded to in a positive and professional manner
Coordinate ongoing social media posts to community Facebook and Google Plus pages as well as any other additional social media pages designated by Business Manager or Regional Leadership.
Coordinates and tracks monthly ongoing Community Outreach B2B Relationship Marketing program
Coordinates the stock and positive appearance of community collateral and consistency with community branding through Web2Print Social, with approval from Business Manager
Employee Relations
Take on Leasing and Marketing Professional and Assistant Manager role when needed
Maintain a professional attitude and appearance at all times
Conduct in-person regularly scheduled staff meetings alongside Business Manager
Communicate office issues with the Business Manager and RPM
Education
High school diploma or GED required
Experience/Skills
Minimum of one year experience in the on-site leasing field
Must be able to communicate with the staff and clients/residents
Must understand the current market and submarket conditions
Must be able to complete the market survey on a monthly basis
Must be able to run weekly, monthly, and quarterly leasing reports
Leadership ability
Minimum of one year experience in the on-site leasing field
Must have adequate understanding of current computer software, Yardi experience preferred
Must be flexible with hours/days
Must be able to tour the community, including climbing stairs on a regular basis
Must be available to assist with after-hours emergency situations
Ability to maintain a professional appearance and resolve conflicts in a professional manner
Certifications
Must have a current, valid driver’s license
