Under regular supervision, performs responsible technical work in reviewing and approving building and zoning permits, and processing various applications for acceptance including subdivisions, site plans and public hearing cases. Answers inquiries regarding Planning and Zoning at the Community Development front counter.
The Planning and Zoning Technician reports to the Deputy Director Zoning Administrator.
Provides technical assistance to the general public, developers, engineers, architects, surveyors and attorneys concerning the land development process including zoning, subdivision, planning and permitting in person at the front counter, via telephone and in writing; assists the public with zoning and development inquiries.
Assists the Zoning Administrator, Code Compliance Officer and County Attorney in gathering and preparing information for court cases.
Reviews building, zoning and other development plans/permits for compliance with zoning and related regulations.
Researches property records, zoning files, deeds, and other information sources to respond to inquiries; prepares and maintains records and files.
Assists with meetings of the Board of Supervisors, Planning Commission, Board of Zoning Appeals and Community meetings as necessary; posts properties for public hearing cases.
Provides information, code interpretations as directed after consultation with the Zoning Administrator, and provides explanation to contractors, architects, engineers, attorneys, property owners, and the general public upon request.
Performs related tasks as required.
General knowledge of municipal ordinances governing zoning and related codes; general knowledge of routine legal procedures as related to the enforcement of laws and ordinances; ability to exercise tact, courtesy and firmness in contacts with County Personnel, Officials and citizens. Ability to establish and maintain effective working relationships with citizens, property owners, contractors, County Departments, Officials, State and Federal Agencies; ability to interpret ordinances and regulations; ability to understand follow and/or convey written and oral instructions; ability to effectively communicate information orally and in writing.
Any combination of education and experience equivalent to graduation from high school supplemented by knowledge and experience in building inspection and/or code administration preferred. Must possess and maintain a valid appropriate driver's license issued by the Commonwealth of Virginia.
