Part-time Leasing Consultant
Hours:15-30 hours per week , All Saturdays required.
Wage: Hourly rate plus rental commission
Responsibilities include, but are not limited to:
1. Lease apartments. Provide potential tenants with detailed rental information including rates, terms, conditions and the application process. Conduct apartment tours to interested clients and answer leasing questions. Strictly adhere to guidelines established by the Fair Housing Act, Americans with Disabilities Act, The Pennsylvania Human Relations Commission and the Pennsylvania Association of Realtors.
2. Answer phone calls & emails from current and future tenants. Address questions concerning availability, rates, etc. as well as any maintenance issues or complaints. Schedule apartment tours, follow up with potential applicants and actively pursue provided leads of people in the market for an apartment.
3. Prepare leasing documents and legal disclosures for new tenants. Oversee the readiness of leased apartments to insure cleanliness, updated unit identification, keys and welcome packages to be presented at move in appointment. Enter all pertinent new resident information into a database to include phone number, vehicle information and proof of renter insurance.
4. Assist in maintaining office records to include filing, organization and storage. Documents include invoices, maintenance requests, traffic reports, unit availability, and lease files. Conduct file audits of residents who move out and send purged files to storage accurately labeled in case needed for future reference.
5. Accept rental payments and written communication from tenants. Provide receipts and safeguard deposits. Communicate with property manager and maintenance staff of any issues or concerns requiring immediate attention.
6. Provide general office support. Provide aid with marketing initiatives to increase occupancy. Promote company leasing incentives. Actively engage in friendly courteous conversation with the residents and prospective residents to encourage a feeling of community and friendship.
7. Place calls to residents requesting monies owed for outstanding rent, utilities, or expired rental insurance.
