The Regional Maintenance Manager - Northeast is responsible for supervising maintenance technicians and maintaining assigned properties to the highest possible standards. All while: Achieving high levels of tenant satisfaction, ensuring all mechanical/building systems are kept in good working order, Train, mentor and oversee Maintenance Technicians, Manage contractors and vendors, and maintenance related budgets. ? Facilitate all requirements of the preventative maintenance program which encompass all aspects of a building and property?s performance, including: HVAC, electrical, plumbing, building envelope, parking lot, signage, grounds, and janitorial ? Manage ?Quality Control Process? that guarantees all maintenance request items are carried out as per Calamar service standards. Utilize Property Management software to manage work orders effectively; entering WO?s, preparing WO summary reports, and managing maintenance staff accordingly, to ensure that all WO?s are addressed in a timely and cost-effective manner. ? Responsible for the oversight of services, contracts and the bid process for vendors in regard to capital repair/replacement projects, maintenance contracts, and any other maintenance related work performed on property. ? Assist in the continued development and facilitation of S.O.Ps, Cornerstone initiatives, and training programs. ? Recommend corrective actions for the repair and/or replacements of failing building components ? Plan and oversee repair work utilizing manuals, blueprints, diagrams, and equipment specifications ? Evaluate maintenance procedures regularly and make recommendations to improve ? Ensure efficiency and satisfaction for residential tenants ? Maintain regular training sessions on safety, equipment use and other related matters for Technicians ? Ensure that security and safety remain top priority for each of property and where necessary take action to correct or enact steps that will improve a property in these two areas. ? Perform routine and random property inspections and review any maintenance or property related issues with staff immediately. Report any serious matters to the Maintenance Manager as soon as possible. ? Work with community / regional managers to ensure properties maintenance/janitorial needs are met within budgetary constraints. Job Safety and Emergency Action - ? Ensure that all Maintenance Technicians adhere to Calamar and OSHA safety standards/protocols. ? Maintain knowledge of the operation and maintenance of all mechanical and emergency systems within managed buildings. ? Maintain emergency action plan readiness with staff by conducting routine drills. Tenant Relations - ? Review on-going ?problematic? maintenance matters affecting tenant satisfaction and resolve. ? Address all property and maintenance issues with empathy when presented to you. ? Monitor the performance of maintenance technicians relating to tenant satisfaction. ? Oversee the operations of the residential portfolio. Provide goals, objectives, advice and direction when necessary to create profit, cut costs and maintain the facility and high tenant retention. ? Manage personnel objectives and activities through goal setting, communication and performance reviews along with participating in departmental and individual education and training. ? Respond appropriately to ?after hours? calls, analyze, and follow SOP for resolution. ? Attend regularly scheduled staff meetings. ? Act with discretion; do not discuss confidential information with clients or employees. This includes information about security, company operations, quality of structure or materials, and costs. ? All other tasks and responsibilities as requested Experience level - ? Basic reading, writing, arithmetic skills required. This is normally acquired through 5 years? experience and a 2-year trade school degree or certificate program. EPA Universal Certification. ? Position requires demonstrated skill in commercial, residential and maintenance construction. Must possess accuracy and attention to detail. ? Strong interpersonal, verbal and written communication skill. Demonstrated critical thinking and problem solving. ? Personal Characteristics: Organized, team player, customer service orientated.
