ANNOUNCEMENT OF POSITION VACANCY

SUMMARY: The Property Manager will assist the Director of Real Estate Development in all real estate matters. The Property Manager will provide a broad range of property management support and general administrative support to the department.

SOME OF THE THINGS THAT YOU WILL GET TO DO (this is just a small sampling of work variety):

  • Resolution of routine requests and non-routine requests originating from Will solve tenant issues and problems independently while working within the Real Estate team.
  • Oversees and directs in-house staff or others outside the organization ("others" such as tenants in commercial and residential units, vendors, contractors, University staff, City and County personnel, etc.) to resolve all assigned issues to ensure appropriate and expected
  • Will manage and coordinate construction processes during renovation of residential and commercial units, including preparing bid packages, analysis of competitive bids and recommendation of successful bidder, award of bid and preparation of contracts for service providers and any necessary Purchase Orders
  • Prepares all accounts receivable requests for rent collection as well as reimbursable expenses from commercial tenants.
  • Collaborates with Director of Real Estate in management of commercial properties, including contracting for maintenance and repairs as necessary, and payment of
  • Manages and administers residential sales including purchase and sale agreement, marketing properties for sale to on and off-campus Educates and counsels buyers and sellers on their purchase and disposition options.
  • Performs routine property inspections and Will make recommendations for work needed to ensure property is maintained at expected levels. Will respond to emergencies at the properties when other personnel are not available.
  • Preparation and analysis of monthly profit and loss reports for department and quarterly review of department balance sheet.
  • Manages all tenant rent collections and legal notices if necessary as part of the collection
  • Supervises accountant in preparation of payment vouchers for department expenses and allocation of tenant rental payments
  • SUPERVISORY RESPONSIBILITIES Oversees and coordinates work of real estate accountant and Administrative Assistant. Provides oversight and management of contracted services or outside vendors.

MINIMUM QUALIFICATIONS:

  • BA/BS degree in a business-related field with a concentration in Finance, Real Estate, Administration, or Accounting
  • May substitute BA/BS degree with certification as either a Certified Property Manager or Accredited Resident Manager.
  • At least 4 years of experience in the real estate field within
  • California Real Estate License required and must hang license under the Corporate license of Cal Poly Pomona Foundation, Inc. DRE #0213866
  • California Drivers License required as well as California auto insurance.
  • Must beself-directed, ability to work independently and make decisions as necessary.
  • Intermediate level or proficiency knowledge of Microsoft Office Word and Excel
  • Basic to intermediate knowledge level of accounting including accounts payable, accounts receivable.
  • Must be able to understand an income statement and balance sheet.
  • Superior customer service
  • Working knowledge of basic real estate law and
  • Understanding of the application and use of residential and commercial lease
  • Understanding and knowledge of residential real estate sales process and related documentation.
