• Maintains the interior and exterior appearance of the buildings and property.
• Documents, keeps records, and informs the Service Supervisor of all routine and emergency maintenance required on the property.
• Complies with company policies, procedures, safety protocols, Fair Housing and other applicable laws and regulations.
• Repairs HVAC, plumbing, and household appliances without assistance.
• Provides excellent resident service, including the timely completions of resident service requests, move-in checklist deficiencies, and the delivery of well-turned apartments to new residents.
• Maintains a working knowledge of all mechanical systems.
• Inspects alarm systems such as carbon dioxide and fire protection and quickly schedules repairs when needed.
• Contributes to the spirit of teamwork at both the property and company levels, including the emergency on-call maintenance rotation.
• Completes snow removal tasks, including but not limited to, snow plowing, shoveling sidewalks, steps, and doorways as needed during winter months.
• Perform other related duties as assigned.

Qualifications:

• Basic understanding of HVAC, electrical, plumbing, appliance repairs and other systems.
• Strong understanding of general maintenance processes and methods.
• Ability to follow instructions from supervisors or senior maintenance workers.
• Ability to use hand tools and power tools.
• Excellent organizational and time management skills.

Requirements:

• High school diploma or equivalent
• Minimum of 2 years of experience as a Maintenance Technician.
• Prolonged periods of standing, kneeling, and walking.
• Must be physically able to climb stairs and ladders, bend, or crawl into awkward spaces.
• Must be able to lift fifty pounds at a time.
• Must be able to work in hot and cold environments, both indoors and outdoors
• Valid Driver’s License, personal vehicle, good driving records and insurance required.
• Must provide current contact information such as phone number and email address.
• Required to work at various locations/properties within the company.
