SUMMARY: Reviews, and administers business aspects, terms, conditions and risk mitigation of client contracts and subcontracts for business ESSENTIAL DUTIES AND RESPONSIBILITIES: Drafts and interprets construction contracts; assists in compiling and preparing contract bid documents; establishes and maintains contract records; and ensures compliance with contractual terms and conditions. Advises development and construction departments of contractual rights and obligations. Advises Project Managers (PM) in scope and administrative procedures required to achieve full contractual compliance. Assists in the preparation of and participates in various management review processes providing contractual expertise to the review process. Secures all necessary approvals and ensures that standard company procedures are followed. Coordinates with project management team on pre award/post award phases of contracts. Identifies areas of potential risks to company (warranties, insurance, indemnification) and to enforce provisions of contract. Provides contract administration for Commercial construction contracts. Offers possible methods of remedy, including potential clarifications for the bid/proposal submittal. Maintains detailed incoming and outgoing correspondence logs. Provides contract administration support to operations, support, and project staff; facilitates adherence to company's internal controls and best business practices. Monitors all project activities that may affect the prime / client contract; identifies opportunities for project income enhancement, schedule relief and claim avoidance; recommends appropriate actions to protect company interests and/or improve project performance. Ensures project adherence to contract insurance provisions with support from Legal personnel. Receives requests; updates records, initiates paperwork and follows up on requests for approval of work not previously covered in the contract; processes and obtains approval of contract changes. Initiates and/or conducts meetings with contractors concerning contractual problems as requested by Construction Project Manager.
