POSITION SUMMARY
The Apartments Maintenance Foreman directs and performs skilled apartment building maintenance work for the companys portfolio. The maintenance foreman is responsible for planning and scheduling daily and weekly maintenance activities for maintenance technicians as well as hiring and termination. The foreman also assists in developing, implementing, and monitoring preventive maintenance, supervises the performance of emergency and routine maintenance at the properties, and enforces federal and state regulations. The position is leading the maintenance team towards productive operations while upholding company values and promoting quality workmanship and excellent service.
This position requires driving a personal vehicle on behalf of the company capable of delivering materials to job sites; therefore, the prospective employee must successfully complete a motor vehicle history check, possess, and maintain a current, valid drivers license in their state of residence, and maintain insurance coverage of at least the minimum amount required by California law.
JOB REQUIREMENTS

Responsibilities
  • Provide daily hands-on support and assistance to maintenance technicians.
  • Monitor and schedule all maintenance activities.
  • Train the maintenance technicians in the operation of equipment, OSHA safety procedures, hazardous material handling or company policies, as needed.
  • Assure completion of assigned maintenance and repair tasks.
  • Inspect work progress and provide corrections of any deficiencies as necessary.
  • Demonstrate appropriate safe work methods, proper use of equipment and power tools.
  • Perform highly skilled maintenance work and troubleshooting emergency repairs.
  • Assist with the purchase of new maintenance equipment and supplies.
  • Document the cost of maintenance repair by keeping the records of time and material to be charged to each job.
  • Assure the maintenance team has equipment and supplies needed to perform the daily tasks.
  • Promote preventative maintenance and perform periodical checks to ensure optimal working conditions.
  • Reduce the liability regarding the companys compliance with federal and state regulations by complying with and enforcing the policies, regulations and rules.
  • Recommend the employees hire, termination and promotions or verbal and written reprimand for violations.

Safety & Community
  • Maintain a consistently professional and ethical demeanor at all times.
  • Maintain frequent and consistent communications with CEO.
  • Collaborate with Housekeeping Manager and Regional Property Supervisor closely.
  • Handle the tenants belongings with care to prevent any damage or harm while doing projects inside the apartments.
  • Ensure the proper attire is always worn for the workplace.
  • Implement safety measures for every project and ensure the team is wearing protective gear at all times.
  • Take appropriate safety precautions for every project.
  • Must be able to effectively lead safety meetings.

Property Maintenance
  • Ensure that AppFolios maintenance requests are updated with notes and photos.
  • Ensure that responses to maintenance requests are completed in a timely manner.
  • Ensure that the keys system for each property is maintained with care so that keys are always organized and never lost.
  • Ensure that all units are maintained in a safe and hazard free condition with special attention to smoke detectors and carbon monoxide detectors being present and working at all times.
  • Maintain all properties free of graffiti and vandalism.
  • Perform Habitability Inspections and complete Habitability Inspection Reports.
  • Maintain effective communication with all parties regarding the status of maintenance projects.

Requirements

  • Minimum intermediate computer skills in spreadsheets, word processing, email and database programs is required.
  • Must be able to quickly learn and utilize work order and timesheet computer software programs and assist staff.
  • Ability to prioritize, inspect work and organize other workers.
  • Bilingual English and Spanish is preferred.
  • Pickup truck or similar reliable vehicle which can be used to transport tools, equipment, and materials between job sites and between hardware stores and job sites.
  • Customer service positive attitude.
  • Minimum 3-year prior foreman or supervisor experience with residential repairs and maintenance and / or construction.
  • Must have own set of tools of the trade.
Compensation

  • Salary $60,000 - $80,000 based on the experience, paid biweekly.
  • 75% Employer-sponsored health insurance is available after a 90-day probationary period.
  • 1-week paid vacation accrual starting after 90-day probationary period.
  • Use of company issued laptop computer.
  • Use of company issued cell phone with internet connection.
  • Reimbursement for mileage based on actual mileage and State of CA reimbursement guidelines.
  • Fastrack transponder to take toll roads.
  • All supplies are provided by management.
