Summary

The Senior Director of Operations & Store Construction will work with members of the Operations team, Sales Team, and the Company’s executive leadership (including but not limited to the Company’s Senior Vice President of Leasing, Chief Financial Officer, General Counsel, and others as necessary), to oversee the building, remodeling, and other construction-related projects across Buckle’s stores and Corporate Office locations. The Senior Director of Operations & Store Construction will be responsible for identifying and engaging the appropriate resources necessary for Store construction projects, including third party partners (contractors, subcontractors) in a cost competitive manner that aligns with the overall scope of project and schedule.

Essential Duties and Responsibilities

• Lead the Operations department which has primary responsibility for coordinating and directing the maintenance, and alteration of equipment, machinery, buildings, and other facilities for the Buckle Stores and Home Office.

• Review, maintain, and periodically enhance Buckle’s construction processes (design, bid, oversight of construction, acceptance of final work) to ensure Buckle’s interests and requirements are satisfied in each job. Train and communicate process changes and documentation of same, accordingly.

• Provide managerial oversight for the Home Office Facilities team, which in turn, provides day to day maintenance and project support for the physical Home Office locations as well as certain aspects of the Company’s e-commerce and distribution facility operations.

• Periodically visit job sites to ensure work is being performed efficiently and meeting deadlines while managing the budget and bids for each project.

• Investigate, respond, and find solutions to Teammate and Store Manager’s facility concerns and issues in a timely manner. 

• Manage Store construction schedule and staffing to ensure appropriate workloads and responsibilities for Operations Teammates. 

• Delegate collaborative duties shared between Operations Teammates and manage overall Operations department duties and responsibilities while directing other issues to the appropriate Teammate(s) within the department.

• Evaluate specifications to plan procedures, starting and completion times, and staffing requirements for each phase of construction.

• Identify third party resources and contractors to support various work projects throughout Buckle through continuous competitive bid processes and negotiation cycles for each project. Work closely with third party resources when project overages are identified to ensure need and cost are appropriate for the circumstances. 

• Conduct, as necessary, competitive RFPs for goods and services related to Store operations building construction and renovation projects as part of a broader Store operations vendor strategy.

• Manage consideration, assessment, and selection of construction materials used in all store formats to ensure such materials meet quality standards and pricing expectations. Partner closely with select vendors to ensure adequate supply of such materials. 

• Assign and delegate project work to Teammates to ensure appropriate expertise assigned to project at start with periodic supervision and support throughout the project to ensure adequacy of resources. 

• Direct supervisory personnel and subcontractors engaged in planning and executing work procedures, interpreting specifications, and coordinating various phases of construction to prevent delays.

• Manage supervisory and engineering personnel, inspectors, and suppliers to resolve construction problems and improve construction methods.

• Inspect work in progress to ensure that workmanship conforms to specifications and the adherence to construction schedules.

• Represent Buckle when interfacing with concerned public and regulatory officials on construction projects at various stages.

• Conduct construction activities within federal, state, and local environmental rules and regulations.

• Fulfill mission statement by performing job duties with a high level of Guest service while contributing to a positive team spirit. 

• Special projects and other duties as assigned.

Supervisory Responsibilities 

Directly supervises Teammates in the Operations department. Carries out supervisory responsibilities in accordance with Buckle’s policies and applicable laws. Responsibilities include recruiting, interviewing, hiring, and training Teammates; planning, assigning, and directing work; appraising performance; rewarding and disciplining Teammates; addressing complaints and resolving problems.

Education and/or Experience 

• Bachelor's degree in construction management, civil engineering, or a related field 

• 10 years of construction experience with at least five years in supervisory roles

• Or equivalent combination of education and experience

• Retail construction project execution and/or management experience preferred

• Proficient with Microsoft Office Suite or related software.

Physical Demands

While performing the duties of this Job, the Teammate is regularly required to sit; use hands to finger, handle, or feel and talk or hear. The Teammate is occasionally required to stand; walk; reach with hands and arms and stoop, kneel, crouch, or crawl. Teammate must be comfortable working at heights on a multilevel mezzanine and have the ability to climb multi-level of stairs on a daily basis. Also regularly required to bend, twist and turn at waist. The Teammate must occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

The Teammate will travel as necessary for store construction visits and periodic trade shows necessary to support Buckle’s construction plans and continuing store remodels and build outs. This travel may be conducted by flight or motor vehicle and includes overnight stays of varying duration in accordance with the needs of the underlying projects. 

Work Environment 

This position will be located in Kearney, Nebraska at the Company’s Home Office. While performing the duties of this job, the Teammate regularly works in an office setting with periodic work at construction job sites as is necessary for execution of certain responsibilities. The noise level in the work environment is usually moderate.
