The Engineering Team is responsible for the safe operation, maintains, monitors, and performs preventive, predictive, and corrective maintenance on building equipment, which may include : mechanical / HVAC / plumbing systems, electrical / cabling, fire detection and suppression, life safety, lighting, temperature control systems, building management systems, and digital systems.

Lead Operating Engineer :

The Lead Operating Engineer is responsible for the HVAC system and all mechanical equipment within the building. The position works very closely with the Chief Engineer and the PM staff to ensure that the building systems are functioning properly and adequately.

Expectations for the role

• Monitor the operating condition and control parameters of all HVAC and mechanical equipment.
• Promote and maintain energy efficiency for building operations to include but not limited to electrical, water and gas consumption.
• Supervise and monitor the chiller, maintenance, emergency generator, water treatment, roofing, and fire alarm contractors.
• Participate in and supervise routine repair and emergency maintenance operations of HVAC and mechanical systems.
• Perform unscheduled maintenance calls, including routine plumbing emergencies, minor equipment malfunctions, hot / cold calls, electrical and lighting repairs, and minor structural repairs (ceiling, ceramic / vinyl tile, floor, door, etc.)
• Monitor all building equipment to ensure a comfortable building climate.
• Perform and coordinate preventive maintenance and maintain records on all building equipment.
• Responsible for changing ceiling tiles, light bulbs, filters, ballasts, etc.

Qualifications and Competencies

The Lead Operating Engineer must have five years’ experience in HVAC maintenance with an emphasis on preventive maintenance, centrifugal / Screw chiller operations, SWUD operations, energy management, generator operations and troubleshooting techniques.

High school education or equivalent, Universal Refrigeration Certification, Formal Technical Training in HVAC preferred

• Ability to read electrical and mechanical schematics.
• Experience in compressor change out.
• Good verbal and written communication skills.
• Ability to prioritize work and to be a self-starter as well as a motivated team player.
• Valid driver’s license and satisfactory driving record.
• Good trouble shooting skills.
• Ability to climb ladders.
• Ability to pass a drug screen and a criminal background check
