Brick Road Rentals is Hiring a Real Estate Leasing Manager Near Richmond, VA

Overview:

As a Real Estate Leasing Manager, you will play a pivotal role in managing and overseeing the leasing activities of residential and commercial properties within our portfolio. Your primary responsibility will be to maximize occupancy rates, revenue, and tenant satisfaction while maintaining high standards of property management. You will collaborate closely with property owners, tenants, and leasing agents to ensure efficient and effective leasing operations.

Key Responsibilities:

  • Leasing Strategy Development: Develop and implement leasing strategies to achieve optimal occupancy rates and maximize rental income.
  • Tenant Acquisition and Retention: Identify prospective tenants through various marketing channels, conduct property tours, and facilitate lease negotiations. Implement initiatives to enhance tenant satisfaction and retention.
  • Lease Administration: Oversee lease preparation, execution, and renewal processes. Ensure compliance with leasing policies, regulations, and contractual agreements.
  • Market Analysis: Conduct market research and analysis to stay informed about local real estate trends, competitor activities, and rental rates. Utilize insights to adjust leasing strategies and pricing accordingly.
  • Financial Management: Manage leasing budgets, monitor rental income, and expenses. Identify opportunities to improve operational efficiency and cost-effectiveness.
  • Tenant Relations: Serve as the primary point of contact for tenant inquiries, concerns, and requests. Address issues promptly and maintain positive relationships with tenants.
  • Collaboration: Coordinate with property management, maintenance, and marketing teams to ensure seamless leasing operations and property maintenance.
  • Reporting: Generate regular leasing reports and performance metrics to track key leasing indicators, occupancy rates, and financial performance.
  • Compliance: Ensure compliance with fair housing laws, leasing regulations, and company policies. Stay updated on legal requirements and industry best practices.
  • Team Leadership: Supervise leasing agents and support staff. Provide guidance, training, and performance feedback to optimize team performance.

Qualifications:

  • Bachelor's degree in Real Estate, Business Administration, or related field.
  • Proven experience in real estate leasing, property management, or related field.
  • Strong knowledge of real estate leasing practices, market dynamics, and regulatory requirements.
  • Excellent negotiation, communication, and interpersonal skills.
  • Proficiency in property management software and Microsoft Office Suite.
  • Demonstrated leadership abilities and team management experience.
  • Ability to multitask, prioritize tasks, and meet deadlines in a fast-paced environment.
  • Attention to detail and strong analytical skills.
  • Real estate license or certification preferred.
