We currently have an opening for the following position: Property Manager
Overview:
The Property Manager is under the supervision of the Regional Sr. Property Manager and is responsible for the operations of assigned condominium associations, homeowner associations and/or conventional apartments within the portfolio. Responsibilities include the oversight of any site management staff at assigned properties. This is a leadership position, and the Sr. Property Manager shall, always, represent the company and its properties and staff members in a professional and ethical manner.
Location: Two student housing locations in South Bend, Indiana.
Schedule: This position will work Monday – Thursday, 8:00a – 5:00p. 24 hours will support one location, and 8 hours will support the second location for a total of 32 hours per week. 
FLSA Status: Full-time, non-exempt, hourly pay.

Primary Responsibilities
  • LMA (Lead, manage, team accountability) 
  • Customer Service

Essential Functions and Responsibilities
The duties and responsibilities include but are not limited to the following:
  • Management functions for the portfolio: A/P, dues collection oversight, maintenance scheduling, vendor contracting, regular office hours (where applicable) and resident/owner relations/correspondence including community newsletters. 
  • Property Management functions: Regular owner contact and attendance at owner and client meetings, meeting agendas and minutes and operating report preparation to accompany monthly financial reports. 
  • Supervision of assigned Business Managers and Service Managers including at twice monthly on-site property visits which will include face-to-face meeting with site staff. 
  • Responsible to assist on-site at the properties with management functions as needed (for instance when site mangers are on vacation or ill). 
  • Review and approval of Contractor Bids, as well as tracking vendor contracts and coordinating annual re-bidding process at assigned properties.
  • Monitor waiting lists and review and approval of any advertising for assigned conventional properties. This includes working with site managers on marketing the property to maintain 100% occupancy and a robust waiting list. 
  • Monitor and review of Occupancy Reports and Control Logs for assigned conventional properties.
  • Handle Owner/Resident complaints at the condo/HOA properties and any complaint appeals at the conventional properties.
  • Develop capital improvement plans for all assigned properties.
  • Monitor and review of Delinquent and Prepaid Reports at all assigned properties.
  • Conduct monthly and quarterly tenant file Audits for assigned conventional properties.
  • Handle timesheet review and approval for site staff at assigned properties.
  • Process Accounts Payable (AP) approval for assigned properties.
  • Hire staff members and conduct annual and mid-year performance reviews. Handle disciplinary role and discharge of site staff members at assigned properties in conjunction/consultation with supervisor and human resources department.
  • Participate in training for assigned properties.
  • Assist in Preparation for Quarterly Safety/Training Meetings. 
  • Develop Replacement/Reserve Requests for assigned conventional properties.
  • Participate in budget preparation for assigned properties.
  • Conduct Quarterly Property Inspections with managers at assigned conventional properties.

Qualifications/Requirements
  • A college degree from a 2-year or 4-year institution or 3 to 5 years’ practical experience in property management, with focus on budgeting, finance, and property operations.
  • A service orientation and ability/desire to work in a team atmosphere where both quality service delivery and ethical behavior are considered as a minimum standard.
  • Real Estate Sales Person License and the ARM (Accredited Residential Manager) designation are required or must be obtained within the first two years of employment. The CAM designation may replace the ARM with management approval.
