Director Design & Construction | Remote within Ohio or Kentucky

The primary responsibility of this position is to be the representative for BSMH in relationship with the department heads, general contractors, architects, consultants, etc. associated with construction projects for the above referenced markets. Provides oversight from project inception for programming, planning, design, preliminary total project budget and schedule, bidding, awarding of contracts, and budget and schedule control. Assures projects are executed in compliance with program, budget and schedule. Creates a positive working relationship among all parties involved with all projects.

ESSENTIAL JOB FUNCTIONS

  • Daily management of Project Delivery Team (architect, engineers, contractors, designers, consultants, etc.) from design to occupancy. Lead and document weekly owner/architect/contractor meetings. Clearly define BSMH System goals with reference to public and site safety, noise, security, etc., and document these requirements for use by the construction team. Review and provide input regarding the site, facilities, proposed design, drawings, documents, and specifications with owners, architects, consultants, engineers and building officials. Review and coordinate all equipment planning, procurement and installation including owner furnished equipment, clinical equipment, and owner’s vendors.
  • Review, participate in or conduct, as required, all contract negotiations to include administrative and legal representation, with contractors, subcontractors, equipment suppliers, professional service providers, review service contracts. Assist with structuring the agreements to minimize risk for BSMH including maximizing the owner’s position relative to contracts, agreements, proposal changes, and delays, etc. Develop, review, approve/recommend documentation and communications including: Solicitation of Bids, Proposals, Construction Contracts, Requests for Information (RFI’s), Proposed Change Orders (PCO’s), Change Orders (CO’s), Applications for Payment, Invoices, Waivers of Liens, Bills of Sale, Certificates of insurance etc. and other document control. Responsible to keep Change Order Requests/Proposals to a minimum.
  • Participate in preliminary budget cost estimating and bid instructions and in bid review for cost duplications and for the inclusion of all cost items that may be required for the project. Conduct detailed review of all assumptions and clarifications outlined by contractor and coordination of final contract documents. Perform a detailed review and analysis of the construction phase schedule by the contractor and provide submitted comments to the architect and contractor. Coordinate these activities with the System Director of Planning and Preconstruction.
  • Maintain complete job site project files including all correspondence, testing reports, schedules, pay applications, permits, operation manuals, warranties, equipment submittals and up to date “as-built” drawings of all projects at all facilities. Review for completeness all punch lists that are developed by design professionals, engineers, building inspectors, owner occupants, etc. Insure resolution of itemized issues. Compile an independent punch list and provide that independent punch list to the architects, engineers, and contractors and insure resolution of all items. Assist in development of move-in plan and responsible for building start-up inspections and commissioning of facility, obtainment of certificate of occupancy.
  • Develop regular, periodic reports to administration and governance committee(s) including a monthly Project Status Summary that will address key issues requiring action by executive management, description of the design status as well as schedule and budget updates.
  • Lead and manage a team of internal and third-party direct reports in the execution of these essential job functions including Project Managers and Project Coordinators. Provide clear oversight, direction and career development of this team.
  • Fully utilize all of the required tools in the execution of these job functions including Project Management software (Owner Insite) and any other systems or tools as may be necessary.
  • Participate in the process for securing financial approval for capital improvements.
  • Develops and maintains positive relationships and communication with hospital leadership teams; monitors customer satisfaction feedback and develops improvement strategies.
  • Assist in the development of uniform standards and processes for Real Estate, Development and Construction Group.

REQUIRED

  • 4 year/ Bachelor’s Degree in Construction Management or equivalent
  • Proven design and construction professional with at least 10 years of progressive project management responsibility and experience in Healthcare Design and Construction.
  • Other Knowledge, Skills and Abilities Required
  • Knowledge of common healthcare construction practices, terminology, market forces, trends and techniques that affect core and non-core hospital construction costs. Understanding and adhering to Stark and Anti-Kickback Statutes. Computer & software skills (MS Office Suite, scheduling and project management software); customer focus (internal and external), communication proficiency (oral and written), financial acumen, time management skills, sense of urgency, understanding of the factors that affect construction market conditions, ability to create/facilitate and interpret cost estimates, budgets and work timetables. Ability to structure and negotiate contracts with Owner’s Reps, Construction Manager’s/General Contractor’s and all design professionals. A working knowledge of all construction assemblies, procedures of in-place products, systems, components required of all divisions, and all crafts

PREFERRED

  • Master’s Degree in Construction Management or equivalent
  • American Society of Hospital Engineers Certification
  • Extensive Healthcare experience preferred
