Maintenance Concierge is an affiliate of BMOC, Inc. which is a real estate / property management firm with dozens of years of experience at the top-levels of our company. Our portfolio of managed assets includes conventional housing, student housing, apartment complexes and we operate in several different regions across the Midwest.

ESSENTIAL JOB DUTIES

Day-To-Day Operations (~50%)

  • Planning
    • Meet with Management to discuss work orders / turnover plan.
    • Round up tools and supplies needed to accomplish multiple work orders back-to-back.
    • Work with management for supply orders through delivery providers (HD Supply, etc.). Maintain limited stock levels to allow for "just-in-time" inventory management for non-bulky items (depending on space available).
    • Rarely drive to a store to get emergency supplies.
  • The Work
    • Work efficiently to complete tasks in a timely way and at a quality that will not require a return for additional fixes.
    • Work smarter - not harder. Implementing ways to maximize productivity and achieve a high-quality result. Results matter and so do creative solutions and responsible management.
    • Most work will be tied to the on-going maintenance of a high-quality apartment building, its components and systems-including but not limited to:
      • Appliances
      • Plumbing
      • HVAC - Heating, Ventilation, and Air Conditioning
      • Flooring
      • Fire Alarm / Suppression
      • Hardware
      • Drywall repairs

Vacant / Semi-Vacant Apartment Turnover Prep aka "The Turn" (~20%)

  • Prepare apartments and/or bedrooms for occupancy. Complete turnovers ("turns") with the highest quality to provide our new residents with a "like new" impression of their new home.
  • Remodel/Renovation work may be part of the plan, depending on the property.
  • Common Tasks Involved In An Apartment Turnover
    • Inspect, Adjust, Fix
      • Pre or at move-out inspections with manager to develop a plan
      • Fixtures / Plumbing
      • Doors / Trim / Woodwork
      • Light Electrical
    • Make It Shine
      • Clean-out items left behind
      • Patch, repair, replace drywall, sand, texture, prime, and paint
      • Light cleaning
      • Carpet cleaning/spot treatment

Preventative Maintenance (~15%)

  • Planning
    • Work with leadership on a preventative maintenance plan
    • Execute the preventative maintenance plan
      • Furnace filters
      • Battery replacements

Seasonal and On-Call (~10%)

  • Seasonal
    • Depending on the property there may be components of seasonal work
    • Landscaping
      • Remove weeds
      • Mow lawns
    • Snow Removal
      • Occassional Shoveling and Salting
      • Plowing (generally hired out-check with manager)
    • On-Call
      • Be available for emergencies 24/7/365 when assigned to On-Call status.
        • Part of a rotation depending on the size of the property and proximity to other locations

Other items as assigned by your supervisor (5%)

  • Including assisting at other nearby properties depending on workload

TECHNOLOGY SKILLS

  • Web browser experience (preparing supply orders, using a payroll system)
  • Work Order Management (Entrata / AppFolio / etc.) is a plus

TOOLS

  • Maintenance technicians are expected to bring their own common hand tools
    • Perishable components such as drill bits are supplied by the property
    • Larger tools may be available for unusual tasks
  • Technicians are expected to drive between properties
    • Mileage pay for trips outside of normal daily activities

WORK ENVIRONMENT / HOURS

  • Location: Work in Madison, Wisconsin
  • FLSA Classification: Full-Time, Non-Exempt
  • Hours: General hours are Monday - Friday 8:00 a.m. - 4:30 p.m. with a 30 minute un-paid lunch. Workload may require additional hours outside this time-especially during the summer at student properties. This would be communicated in advance.
