Description

Position Summary:

  • Performs heavy cleaning and keeps assigned areas in a clean and orderly condition; operates polishing, buffing and carpet care machines, collects and disposes of waste and rubbish, sets up meetings and special events, maintains equipment and supplies; performs routine manual work.
  • Performs routine cleaning of public restrooms, offices, public areas, Conference Center (headquarters only), and collects and disposes of waste and rubbish.

Essential Duties and Responsibilities

The following description is a general representation of the key duties and responsibilities of the position.

  • Cleans and disinfects all surfaces including sinks, countertops, work surfaces, appliances and metal fixtures in assigned locations.
  • Cleans and disinfects all surfaces including floor, sinks, mirrors, countertops, shower stalls, toilets and metal fixtures in all restrooms assigned. Maintains adequate supply of toilet tissue, paper towels, hand sanitizer and hand soap in assigned locations.
  • Cleans, dusts, disinfects, sweeps, vacuums, mops, scrubs and/or buffs floors and all other surfaces in halls, stairways, elevators, offices, meeting rooms, conference center and other assigned areas.
  • Lifts and moves furniture and/or equipment as required.
  • Strips floors and applies wax as directed; operates polishing and buffing machines.
  • Performs carpet care duties as directed; operates machines to perform vacuuming, bonneting, spot extraction and hallway extraction.
  • Dusts and washes walls, glass/windows, ceilings, doors and frames (including tops of doors); sets up and removes ladders; cleans lighting fixtures, vents, and all high areas assigned.
  • Cleans and polishes elevator doors; inside walls, buttons, floors, ceilings and door tracks.
  • Wash doors and kick plates; spot cleans doors, windows, window treatments and walls.
  • Collects and disposes of trash and rubbish. Cleans wastebaskets and garbage cans, replaces liners, breaks down and disposes of cartons.
  • Margaret Wagner Apartments (As Needed) - Refurbish/clean vacated apartments: clean carpet, clean all appliances, clean all cabinets and doors, clean windowsills, clean ceiling fans, clean bathrooms, report any items that need replacing;

General Responsibilities and Duties:

  • Relieves housekeeping staff as necessary.
  • Keeps supply rooms clean and orderly; cleans, maintains, and stores equipment and supplies after use.
  • Maintains adequate stock of supplies and communicates promptly to supervisor when stock needs replenished; maintains supply areas in a clean and orderly manner.
  • Reports on work performed. Notifies supervisor of any equipment, furniture, or physical plant repairs that are necessary.
  • Maintains confidentiality of departmental and/or client/resident information.
  • Responsible for visual inspection of equipment at regular intervals to determine need for preventive maintenance or repairs; reports need for repairs.
  • Promptly notifies supervisor of any unsafe conditions including light bulbs that need replaced in restrooms, meeting rooms and other public areas.
  • Adheres to Benjamin Rose safety and sanitation policies.
  • Attends all mandatory in-service training, such as fire, safety, dignity, Fair Housing, etc.
  • Performs other similar and related duties as assigned.
  • Promptly notifies supervisor of any found items that may belong to a resident, employee or visitor.
  • Performs maintenance tasks as needed per current training level including certain repairs and routine preventative maintenance tasks. Utilizes CMMS software, NetFacilities, for work order completion and routine PM tasks.
  • Performs property snow/ice removal as assigned.

Specific to Margaret Wagner Location:

  • Adheres to Margaret Wagner Apartments House Rules and Fair Housing Standards.
  • Responds to employee, visitors and resident requests promptly and courteously with the goal of providing excellent customer service.

Requirements

Qualifications:

Specific knowledge, training or skills required to perform the duties of this position including specific courses, training programs or required certifications. The requirements listed below are representative of the knowledge, skills and abilities required for the position.

  • High school diploma or equivalent.
  • Ability to understand and follow oral and written instructions.
  • Knowledge and skills in the use of power equipment such as carpet cleaning and high-speed floor machines.
  • Ability to work without close supervision.
  • Ability to operate necessary equipment/machines.
  • Measurable problem solving and computer skills inclusive of; entering and understanding the Electronic Work Order System; receiving and sending emails; general Microsoft Office skills.

Previous Experience that is necessary to qualify for this position:

  • Two years of prior experience in cleaning and janitorial work, and operation of housekeeping floor care equipment.

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.

  • While performing the duties of this job, the employee is regularly required to, stand, sit; talk, hear, reach, stoop, kneel, and use hands and fingers.
  • Specific vision abilities required by this job include close vision requirements due to some computer work.
  • Moderate lifting is required, up to 50 pounds.
  • Regular, predictable attendance is required. This position may require evening and/or weekend hours as needed for events.
  • Moderate noise (i.e. computers, phone, and printers, light traffic).
  • Ability to sustain constant mobility throughout the working day and move about the facility quickly.
  • Work environment is stressful at times.
