Bellevue Realty Management Career Center is Hiring a Service Associate - Make Ready Near Plano, TX

Overview:

The Make Ready Technician is responsible for ensuring apartments are painted and made ready for move-in, as well as assisting the maintenance team with service requests as needed.

Essential Job Duties and Responsibilities

  • Assists with scheduling, monitoring and performing work orders, as needed, such as painting or carpet replacement.
  • Assists in preparing vacant units for occupancy, including cleaning appliances, kitchen, bathroom, and washing tile floors, windows, and all surfaces.
  • Assists with inspecting vacated apartments, diagnosing problems and making repairs in areas such as: HVAC, electrical, plumbing, carpentry, dry walling, exterior structural, and appliance.
  • May assist with, or be responsible for, work required to upgrade a vacant apartment such as changing plumbing fixtures and installing ceiling fans.
  • Paints the interiors and exteriors of apartments in accordance with Company guidelines.
  • Performs work order requests from supervisor, property staff, and residents.
  • Walk the grounds and common interior areas daily, removing litter and debris from lawns, planting beds, parking areas, sidewalks, ramps, and indoor spaces.
  • Performs property inspections so as to ensure the grounds are clean as well as to identify any problems.
  • Communicates with supervisor regarding the status of work and other issues as they arise.
  • Inspects buildings and grounds to ensure safety and cleanliness, and alerts Maintenance to items that need to be repaired.
  • Ensures excellent customer service to prospective and current tenants, and promotes a quality living experience for all residents.
  • Participates in Company-provided training such as fair housing, safety, non-discrimination, and harassment prevention.
  • Complies with all applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.

REPORTING RELATIONSHIP:

  • This position reports directly to the Maintenance Supervisor and/or Community Manager

    QUALIFICATIONS:

    Education and/or Experience

  • High School diploma or equivalent.
  • Minimum 1 year of previous painting and/or make-ready experience (or that of similar function) is required for this position.

Skills/Specialized Knowledge

  • Ability to use general office equipment, such as telephone, fax machine, printer, copier, and key track system.
  • Strong organizational and time-management skills.
  • Ability to perform basic mathematical functions.
  • Comprehension of federal fair housing laws and any applicable local housing provisions.
  • Ability to multi-task.
  • Ability to make quick and effective decisions.
  • Ability to analyze and resolve problems.
  • Ability to cope with, and defuse, situations involving angry or difficult people.
  • Ability to consistently meet deadlines.

Other Requirements

  • Must maintain professional appearance and comply with the assigned dress code policy.
  • Must comply with all safety regulations, including the use of back brace, safety goggles and gloves when appropriate.
  • Ability to be at work on time and on a regular and consistent basis; Overtime may be required for this position.
  • Ability to work weekends and non-traditional holidays.
  • May be required to be available to work on-call or when needed due to staffing shortages.

Physical Demands

  • Standing, walking, and/or sitting for extended periods of time.
  • Frequent climbing, stooping, kneeling, crouching, reaching, and handling.
  • Sustains substantially recurring movement to fingers, hands, wrists, legs, and feet.
  • Ability to lift and/or move an excess of 50 pounds or more.
  • Ability to use standard maintenance equipment.

Mental Function

  • Ability to compare, copy, and communicate.
  • Ability to tolerate stressful situations.
  • Ability to work under minimal to moderate supervision.

Work Environment

  • Exposure to different climates and temperatures may vary depending on the weather in the different regions.
  • Exposure to noise, vibrations, atmospheric conditions, as well as working in confined or restricted spaces.

Hazards

  • Potential exposure to chemicals, electrical shock, heights, mechanical parts or machines, and fire.
