SKILL, ABILITIES, and PHYSICAL REQUIREMENTS

• High School diploma or equivalent
• Minimum 1year experience in apartment maintenance
• A/C Certified Type I/II or Universal preferred..
• Must be knowledgeable of pertinent laws and EPA and OSHA regulations governing property storage and management of hazardous materials including solvents, flammables, caustics and Freon.
• Plumbing, electrical, drywall, painting
• Must have a Valid Driver's License
• Must have reliable method of transportation.
• Must be able to work under indoor and outdoor conditions, exposure to heat, cold, rain, humidity, unpleasant odors, sights, potentially hazardous chemicals, and heights. Must maneuver within and withstand confined spaces
• Ability to work hours as designated; on-call rotation, over time. May need to work holidays, and weekends, as needed
• Flexible demeanor and positive attitude, able to manage priorities
• Must be thorough, reliable, responsible, honest and service oriented
• Must practice Fair Housing principles at all times.

REQUIRED EDUCATION AND EXPERIENCE

• High School diploma or equivalent

SUMMARY:

• Market ready repairs and services
• Diagnoses and performs minor and routine maintenance/repair, as directed, daily
• Performs work area clean-up and safety related duties
• Emergency On-Call rotation: must be on-call during some weekends and for 24 hours/day in a rotation with other maintenance staff.

• Stairs, gates, fences, patios, railings
• Tile, carpet, flooring
• Interior/exterior lights
• Ceiling fans
• Shutters, doors, cabinets, windows, sliding glass doors
• Door locks, keys, change locks and make keys
• Ceiling leaks
• Walls
• Removes and transfers heavy appliances and equipment from storage area to and from apartment as needed..
• Assists in moving abandoned furniture, appliances, etc. to dumpster as needed
• Performs any additional duties assigned by the Property or District Manager
