`Porter/Maintenance Job Role:

  • Must be a team player and be able to work with little supervision.
  • Must be self-motivated to maintain the building, garage, and grounds and keep clean and in exceptional condition.
  • Perform property maintenance and facilities work.
  • Maintain an attitude of cleanliness, orderliness, and pride of the property grounds.
  • Immediately address safety issues with property management.
  • Comply with all company safety regulations.
  • Respond to repair and maintenance requests in a timely fashion.
  • Follow written and verbal instructions from the property manager.
  • Collaborate with the property manager as needed.
  • Reads and follows manuals and other written instructions.
  • Use equipment, including power tools, hand tools, electric tools, and plumbing tools.
  • Conduct routine preventative maintenance activities.

Porter/Maintenance Worker Job Responsibilities:

  • Inspect the building, garage, grounds, and equipment. Report any issues to the property manager.
  • Maintain all common areas in a clean and presentable manner. Examples: Remove trash, leaves, cobwebs, etc.
  • Straighten out washing machines.
  • Keep stairwells clean of blocking obstacles, debris, and dirt.
  • Sweep building and garage stairwells weekly.
  • Rotate dumpsters Monday through Friday.
  • Place recycle at the western alley street corner on Monday and return to the alley on Tuesday before the end of the day.
  • Keep hallways clean, walk daily, pick up debris on carpets, clean doors, trim, chair rails, etc.
  • Maintain painting and cleaning of doors (elevators, elevator banks, stairwell doors, unit doors).
  • Clean carpet and flooring as needed or requested by the property manager.
  • Maintain landscaping. Water plants when needed per COA water guidelines for water restrictions. Remove dead branches, etc. Procure and replace mulch when needed.
  • Replace light bulbs where needed on the property grounds and common areas.
  • Perform necessary repairs and maintenance if possible or advises management if outside contractors are needed.
  • Assist outside contractors working on the property grounds if needed. (Examples being Verizon, T-Mobile, AT&T, Spectrum, Generator Company, Water Softener Company, HVAC Company, Roofer, Spectrum, Exterminator, etc.)
  • Inspect property mechanical systems and grounds; immediately address safety issues with management.
  • On-call responsibility for emergency maintenance repairs.
  • Maintain inventory of building materials and cleaning supplies.
  • Work alongside cleaning contractor to determine cleaning supply needs.

  • Main tower/building
  • Parking garage
  • Landscaped areas
  • Walkway areas
  • Etc.

  • Elevators
  • Hallways
  • Stairwells
  • Garage
  • Laundry room
  • Lobby
  • Package room
  • Restrooms
  • Trash chutes
  • Etc.

Job Type: Full-time

Pay: $20.00 - $25.00 per hour

Expected hours: 40.00 per week
