SUMMARY

BATES TECHNICAL COLLEGE Maintenance Engineer III, under supervision of the Facilities & Operations Manager, displays personality, attitude, flexibility, and manners to support a sense of "team" amongst all co-workers. The Maintenance Engineer III performs journey level work in the operation, maintenance, repair, remodeling, alteration and construction of buildings, grounds, machinery, mechanical facilities/systems and equipment for Bates Technical College. Daily job duties include a variety of skilled tasks requiring extended knowledge of various trade skills such as mechanical, HVAC, plumbing, electrical, welding, carpentry, and machinist work. This position requires the ability to work independently. Abnormally complex tasks may be performed under the direction and coordination of a Maintenance Engineer IV and/or the Facilities & Operations Manager.
Please Note: Full potential salary for this position is listed. Salaries at the top of the range are earned through longevity. Annual s tarting salary is $60,659 to $66,856 depending on experience. Custodial and Maintenance positions will be eligible for Cost of Living (COLAs) increases on July 1, 2024.

ESSENTIAL FUNCTIONS & OTHER DUTIES

Essential Functions
  • Display appropriate personality, attitude, flexibility, and manners to support effective teamwork amongst all co-workers
  • Perform the following independently and/or as part of a team:
    • Respond and document actions taken on Directline (Megamation) work requests.
    • Respond to service requests and secures necessary materials/supplies and assistance; take preventative and emergency action to control malfunctions.
    • Perform journey level skills work in carpentry, plumbing, welding, electrical, HVAC, and other typical routine maintenance and repair activities.
    • Perform preventive maintenance, demand maintenance, and repair on a variety of mechanical and other building systems including:
      • Changes oil; lubricates shafts & bearings etc.
      • Checks and changes drive belts, sprockets, shafts and bearings as needed to ensure proper operation of equipment
      • Changes or cleans filters
  • Perform repairs on building elements and fixtures using prior experience and skills in carpentry, plumbing, welding, electrical, HVAC, and other maintenance and repairs.
  • Change light tubes/bulbs; repairs light fixtures as needed by replacing ballasts, tombstones etc.
  • Operate, maintain, and repair electrical, mechanical, operating, and utility distribution systems
  • Repair windows, doors, screens, floors, floor coverings, and painted surfaces
  • Install, maintain, and repair electrical connections, switches, circuits, electrical equipment, thermostats, and valves
  • Monitor safety, fire protection and environmental control equipment to ensure building systems and equipment are operating in a satisfactory condition.
  • Provide supervisor with information for ordering parts and supplies.
  • Maintain tools, work areas, and assigned mechanical spaces in a clean, orderly, and well organized fashion at all times.
  • During emergencies and or inclement weather and as directed by the supervisor, performs as a member of the essential personnel pool and will perform duties as assigned, including but not limited to:
    • Reporting to work during college closures
    • Snow/Ice removal
    • Power failure mitigation
    • Flood containment/mitigation
    • Structural failure mitigation
    • Other unanticipated incidents/emergencies etc.
  • Non-Essential/Other Functions
    • In support of the team, perform duties of other positons in Facilities & Operations to meet ongoing needs of the college and ensure customer needs are met:
      • Assist, coordinate and/or work with other trades, crafts & journey personnel as well as other Maintenance Specialists as projects require.
      • Lock and unlock buildings as directed.
      • Assist with room set-ups for college events and with office/department/program moves.
      • Perform other duties of other positons in Facilities & Operations to meet ongoing needs of the college ensuring customer needs are met. Remain knowledgeable of Facilities and Operations and College policies & procedures as changes are made.
      • Remain alert to, appropriately reports, and treats safety hazards as a first priority.
      • Accountable for keeping personal development up-to-date; adding to skills and knowledge through courses that may be available through the Bates Technical College courses, professional development committees, etc.
      • Participates actively and collaboratively on committees for the college as needed including but not limited to staff recruitment, college councils, etc.
      • Additional activities, duties and responsibilities may be added with or without notice to meet college needs.
    Supervisory Responsibilities
    • This position has no supervisory responsibilities but leads other lower level positions as directed by the supervisor
    Conditions of Employment

    • This position is required to work on campus.
    • This position has been designated as a bargaining unit position represented by International Union of Operating Engineers, Local 302
    • Wear assigned uniform and task related safety clothing/equipment
    • Work alternate shifts, weekends and overtime as needed
    • Valid Washington State driver's license
    • Valid certification for forklift operation or the ability to obtain within 30 days of employment
    • Class III Boiler License or the ability to obtain within 30 days of employment
    Work Environment
    • Work is performed indoors and outdoors during times of inclement weather, in a classroom environment and off-campus training
    • Work is performed in shop and classroom environments. Frequent exposure to temperature change, loud noise, hazardous materials and dangerous equipment is common
    Physical/Mental Demands
    • Work is active in nature
    • Frequent kneeling, stooping, crouching, crawling, and climbing and twisting
    • Move up to 50 lbs. frequently and up to 75 lbs. occasionally including to reaching, pushing and pulling
    • Frequent use of computer and exposure to terminal screens
    • Specific vision abilities required by this job include close vision, distance vision, peripheral vision, color vision, and the ability to adjust focus
    • Frequently required to use hands and fingers to feel, handle or operate objects, tools, or controls; and reach with hands and arms
    • Manual dexterity and precision required
    • Must be able to distinguish colors
    • Work directly with students/clients
    • Work involves constant interruptions and requirement to answer on demand questions by phone, in person, or electronically
    • Frequent oral and auditory communication with others (speaking, hearing, etc.)
    • Learning and comprehending (reading, writing, verbal communication, etc.)
    • Occasionally be required to deal with distraught people
    • Operates and controls movement of power tools and/or large mechanized, powered and non-powered equipment
    • Operate heavy-duty diesel equipment
    • Occasional/Frequent exposure to fumes, dust, and/or odors
    • Respiratory equipment used that may require adherence to applicable safety rules and standards
    QUALIFICATIONS

    Minimum Qualifications
    • High School diploma or GED
    • Five (5) years' experience in related field
    Allowable Substitution
    If necessary, alternative combinations of education and experience may be evaluated by Human Resources for comparability.

    Preferred Qualifications
    • Associates degree, journey level experience or certification in two or more of the following:
      • Commercial Electrical experience or non-residential Maintenance Electrician Certificate
      • Commercial Plumbing experience
      • Commercial HVAC/Mechanical experience
      • Commercial Carpentry experience
  • Personal Protective Equipment (PPE) Training Certificate
  • Hazard Communication Training Certificate

    Bates provides $35,000 basic life insurance for death from any cause and $5,000 basic accidental death and dismemberment at no cost to the employee. Employees can enroll in additional low cost life insurance for themselves and dependents.
    Bates provides a basic LTD insurance plan at no cost to employees. The basic plan pays a maximum of
    $240 per month after 90 days of total disability. The optional LTD plan pays 60% of the first $10,000 of monthly salary, reduced by any deductible income such as social security or retirement benefits.
    Employee cost is dependent upon benefit waiting period chosen.

    Eligible exempt and classified employees accrue annual leave at rates determined by their employee status, ranging from 7 to 16 hours per month when eligible.
