Position Summary

The Service Technician plays a critical role in asset integrity and customer satisfaction. Reporting directly to the Service Manager, the Service Technician is responsible for all service assignments provided on a daily, weekly and monthly basis and should accomplish tasks in accordance to proper safety procedures and conduct tasks in accordance to predictive and productive service standards. The Service Technician is responsible for performing highly diversified duties including installing, troubleshooting, repairing and maintaining various types of equipment and systems. The Service Technician is organized and communicates with the Service Supervisor, associates, and residents with clarity. The Service Technician follows direction and supports Service Manager initiatives. The Service Technician performs to the Baldwin & Sons brand expectations and promotes the company reputation, offers ways to control expenses, and insists on delivery of superior customer service.

Essential Duties and Responsibilities

Under the direction of the Service Supervisor, the essential functions will include but are not limited to the following:

· Accepts assignments from the Service Supervisor and accomplishes daily activities and completion of daily, weekly and monthly checklists with ease.

· Diagnoses problems and repairs in the areas of electrical, plumbing, carpentry, dry walling, exterior structural, and appliances as needed.

· Ensures resident service issues and repairs are being responded to promptly and professionally and handles escalated service issues.

· Inspects apartments before and after move-in and move-outs, as well as after the apartment has been turned.

· Performs property inspections on a regular basis to maintain cleanliness and identify problems.

· Ensures swimming pool, pet park, fitness areas and all amenities are inspected daily.

· Inspects buildings and grounds to ensure safety and cleanliness, and alerts Service Team to items that need to be repaired.

· Communicates with supervisor regarding the job performance, obstacles faced and offers solutions for overall Service function at the property.

· Ensures excellent customer service to prospective and current residents and promotes a quality living experience for all residents.

· Promotes and participates in company-sponsored training programs and ensures subordinate associates participate in all training classes within required time frame.

· Participates in company-provided training such as fair housing, safety, non-discrimination, and harassment prevention.

· Complies with all company standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.

Minimum Qualifications (Knowledge, Skills, and Abilities).

• Associates degree or equivalent technical training in residential property maintenance.
• Minimum of 3 years of industry experience and responsibility in a maintenance field.
• Strong mechanical aptitudes, and a working knowledge of electrical, and mechanical systems, HVAC, appliance repair.
• Excellent trouble shooting and diagnostic skills.
• Ability to define problems and resolve them quickly; familiarity with local building codes and OSHA regulations.
• Familiarity with all current health and safety regulations.
• Requires excellent oral and written communication skills
• Ability to work well with ever changing priorities and or situations.
• Must be a self-starter who can work well with people at all levels both in and out of the community.
• Working knowledge in professional, comprehensible email correspondence between associates, residents, vendors and the ability to navigate through property management software to retrieve service requests.
