The Project Technician is responsible for supporting our acquisition processes by providing Capital Plans for new buildings and storage facilities, as well as coordinating due diligence activities. You will also be responsible for conducting an analysis of Capital Projects which have been completed to understand the actual ROI. Lastly, supporting the Operations and Project Management team with Design and Engineering services in troubleshooting building system issues.

This position is eligible for remote work anywhere in the United States.

WHAT WILL YOU DO?

Real Estate Acquisitions:

  • Coordinate site visits with 3rd Party engineering firms to complete reports such as Building Condition Assessments, and Environmental Site Assessments.
  • Physically inspect each building under contract to purchase.
  • Creation of Capital Plan for the building under contract.
  • Maintain the shared network drive with all documentation related to the acquisition.
  • Attend all review meetings related to the acquisition process, as required.
  • Create the Capital Plan for the new buildings under contract within 1-week of the Site Inspection.
  • Review all draft BCA and Phase I ESA reports for deficiencies and costs

Capital Planning:

  • Entry of building system conditions into the Capital Planning Software (VFA).
  • Review and Creation of building & city-level Capital Plan Reports for Annual Capital Planning and Budgeting.

Capital Projects:

  • Develop Scope of Work for construction projects to be used with our Request for Quote/Proposal process.
  • Provide Engineering and Design support to troubleshoot complicated, expensive, or time-sensitive projects, as needed.
  • Complete all stages of project planning and execution
  • Complete a 6-month and 12-month post-construction review of the property performance and compare it to the original Capital Projects Investment Analysis predictions. Provide analysis and feedback to VPs as required.
  • Create project case studies based on actual project performance to be used with future capital analysis and acquisition underwriting.
  • Create Requests for Proposals for global building upgrade programs (such as portfolio-wide roofing, window replacements, etc.), and individual projects to provide the Construction Project Managers with competitive options to complete the projects.

WHAT WILL YOU NEED?

  • Associate degree in a related field
  • 2 years of experience in multi-family, self-storage, or commercial building inspection/construction
  • Ability to problem-solve challenging issues; bring simplicity and clarity to dynamic or complicated situations.
  • Strong construction cost estimating experience
  • Strong Computer Skills – MS Office, Excel, Outlook, PowerPoint, etc
  • AutoCAD or TurboCAD experience is considered an asset
  • Strong oral and written communication skills
