The Regional Maintenance Manager will act as a troubleshooter, trainer, ambassador, and mentor to new and existing employees. They are responsible for performing tasks at various locations as assigned by the VP of Maintenance and Procurement. The Regional Maintenance Manager will anticipate, identify, and report any and all maintenance-related concerns noted within their assigned region. This position will maintain a safe work environment, cultivate resident and team member satisfaction, and protect the investment of the apartment property owner.

What You’ll Do…

• Accurate and timely computer reporting on a daily, weekly, and monthly basis.
• Oversee monthly key performance metrics and reports for maintenance teams in the assigned region to ensure company standards are met. 
• Work with the maintenance department on all compliance, and preventative maintenance matters.
• Work closely with the Performance Development department and VP of Maintenance and Procurement to create and enhance existing and new training programs. Manage training for third party vendors for HVAC certifications for the maintenance team.
• Disseminate updates on policies and procedures and O&M to maintenance teams.
• Assist in researching, creating, and supporting the rollout of all maintenance initiatives to improve processes and efficiencies within maintenance department.
• Participate in all due diligence inspections, completes, and submits reports for all new acquisitions.
• Assist with the management integration of new communities.
• Support Human Resources in the recruiting efforts of maintenance staff within region to include interviews, maintenance assessments and job fairs within region.
• Orient, train, and assist in the development of all maintenance team members within region. Instill a “safety first” attitude with all staff.
• Focus on improved risk management practices throughout the portfolio while maintaining and communicating HAZCOM standards.
• Maintain thorough knowledge of pertinent laws for EPA and OSHA regulations governing property storage and management of hazardous materials, including solvents, flammables, caustics, and refrigerants.
• Maintain awareness of the condition of the physical property throughout the communities and entire portfolio to ensure correction of unsafe conditions.
• Maintain accurate records on assigned projects, construction rehabs, liability risks and preventative maintenance.
• Maintain state-of-the-art knowledge of new maintenance techniques and programs.
• Conduct tool and golf cart inspection and comprehensive inventory on an annual basis.
• Work with Capital Project Manager to oversee Tennant Improvement projects in assigned region.
• Monthly written maintenance reports and action items on assigned portfolio.
• Diagnose, supervise, and perform minor routine maintenance/repair when necessary.
• Report all major repairs and requisitions to the manager prior to any expenditure of funds.
• Ensure open communication and coaching with team members and document any development plans or disciplinary actions.
• Assist with disturbances and other property emergencies during and after business hours.
• Supervise maintenance staff as applicable.

What You’ll Need to Qualify…

• 5 years of experience in property maintenance experience required.
• 2 years of construction or equivalent field.
• 1 years of computer and Yardi experience 
• Possess and maintain CPO Certificate and have EPA Universal Certification.
• Insurance certification required.

• Possession of valid driver’s license and up to date vehicle insurance OR reliable transportation to travel to various properties owned and operated by Avanti Residential. 
• Prior to employment pass criminal background screening.
• Own set of tools.

What You Can Expect…

• Normal office setting with travel to various properties owned and operated by Avanti Residential; frequent contact with residents including those with disabilities.
• Understanding of arithmetical calculations, read and write basic English, and use constant vision. 
• Requires constant movement including considerable use of arms and legs, movement of the entire body such as climbing, lifting, balancing, walking, stooping, kneeling, crouching, crawling, and handling of materials.
• Climbing stairs and ladders, balancing, ascending/descending, working atop buildings or floors and on roofs is required most of the job. 
• Must be able to carry, move, transport, position, install, remove, or continuously lift weight up to 150 lbs.
