The Service Technician is responsible for keeping the appearance of the property in excellent condition, both inside and out. Daily responsibilities include making ready units for new move-ins, running work orders (electrical, plumbing, HVAC, etc.), appliance repairs, unit inspections, updating logs as needed and exterior maintenance. This role will respond to afterhours emergencies (on-call) as well.

What You’ll Do…

  • Prepare units for move-ins with electrical, plumbing, carpentry, masonry, and painting repairs.
  • Aware of the condition of the property at all times and take immediate steps to correct unsafe conditions, including reporting any safety concerns to the Service Manager and or Community Manager immediately.
  • Complete work orders within 24 hrs. as directed by Community Manager and/or Service Manager and report any emergency work order in a timely manner.
  • Repair showers, sinks, appliances, doors/cabinets, walls, and building exteriors.
  • Have working knowledge of HVAC systems and be able to maintain, repair, and replace HVAC systems and keep logs updated.
  • Responsible for 24-hour emergency maintenance; on-call responsibilities.
  • Will respond immediately to all emergency after hours calls and arrive at the property no more than an hour after the call comes in whenever possible.
  • Complete grounds pick up, sweeping, and light landscaping such as mulch and sprinkler head replacements when possible.
  • Schedule and complete preventative maintenance programs on an ongoing basis.
  • Perform other related duties and responsibilities as required, including assisting in sister communities when possible.
  • Manage Snow removal (CO, KS, UT) or Hurricane Preparation and Clean up (FL).

What We’re Looking For…

  • Written, verbal, and oral communication skills.
  • Knowledge of facilities management and mechanical equipment.

What You’ll Need to Qualify…

  • High School Diploma or GED required.
  • 1 years of maintenance, preferably in a multi-family capacity required.
  • OSHA, EPA, and CPO certificates/licenses required.

What We Require…

  • Possession of valid driver’s license and up to date vehicle insurance OR reliable transportation to travel to various properties owned and operated by Avanti Residential. 
  • Prior to employment pass criminal background screening.
  • Own set of tools.

What You Can Expect…

  • Normal office setting with travel to various properties owned and operated by Avanti Residential; frequent contact with residents including those with disabilities.
  • May help other properties on various projects; including but not limited to Due Diligence, emergencies, transition help, etc.
  • Requires constant movement including considerable use of arms and legs, movement of the entire body such as climbing, lifting, balancing, walking, stooping, kneeling, crouching, crawling, and handling of materials.
  • Climbing stairs and ladders, balancing, ascending/descending, working atop buildings or floors and on roofs is required most of the job. 
  • Must be able to carry, move, transport, position, install, remove, or continuously lift weights up to 50 lbs.
