AvalonBay Communities is Hiring a Portfolio Director Near San Jose, CA

Overview

The Role

· Prepare detailed budgets and financial reports for properties to review and track movement against financial goals.

· Adjust and control operation expenses to meet or exceed budget performance

· Assist in the creation of annual operating budgets

Sales and Revenue Management

· Analyzes local market trends to ensure rates are competitive

· Develops programs to maximize revenue

· Develops programs to control expenses

· Develops programs to drive resident retention and renewals

Operations Management

· Meet with clients to negotiate manage and service contracts, determine priorities, to align with established budgets

· Implements and aligns AVB standards for community maintenance to provide a safe and clean living and working environment

· Ensures property is within federal, state, and local compliance requirements

· Maintain records of sales, rental or usage activity, special permits issued, maintenance and operating costs, or property availability.

· Serves as the contact for addressing city permits, inspections, violations, and fire-safety inspections.

· Purchase building and maintenance supplies and equipment

· Implements all applicable AVB policies and procedures

· Reviews the performance of the portfolio communities through related metrics

· Manages relationships with third-party vendors/suppliers

Customer Service and Resident Satisfaction

· Develops programs to improve resident satisfaction

· Serves as the final escalation point to address resident concerns or problems with the property

· Inspects the residential properties grounds and buildings to ensure physical aspects of the property are fully functional to deliver an exceptional resident experience

Associate Management:

· Lead and manage a team of on-site staff including management, leasing, and maintenance positions.

· Ensures portfolio and staffing alignment for calibration and maximization of performance across the region to meet budget and operational objectives

· Holds one-on-one meetings with staff

· Evaluates team members performance against service level goals

· Provides continuous on-the-job training to managers, leasing, and maintenance associates.

Other essential tasks

· Where applicable, partner with retail and onsite operations to ensure working relationships with tenants meet company standards

· As needed, lead and support communities and associates through dispositions, acquisitions, and redevelopment activities

Non-Essential Functions:

All other tasks as assigned by the manager.

You Have...

Knowledge, Skills and Abilities:

· Knowledge of concepts and processes to deliver an exceptional customer experience

· Performs basic arithmetic skills (measurement, addition, subtraction, multiplication, and division) in order to do basic calculations and analyses such as estimating, determining averages and percentages, and calculating totals as outlined under the Business Math Policy (8-01) in the AvalonBay Procedures Manual

· Frequently operates general office equipment such as, but not limited to, personal computer, telephone, photocopying machine, facsimile machine, and postage machine.

· Exhibits ability to frequently stand, walk, stoop, kneel, crouch, crawl, and climb (stairs, ladders, etc.)

· Occasionally operates motorized vehicles such as, but not limited to, a car, truck, van, or golf cart

· Knowledge of Microsoft Office applications such as word processing, spreadsheets, and presentations

· Knowledge of government regulations and laws pertaining to real estate and multi-family housing

· Demonstrates an understanding of managing financial resources to get work done and to account for expenditures

· Excellent time management skills

Minimum Qualifications:

· Bachelor’s degree required plus six years of progressive management responsibility in property management, hospitality management, or retail industry OR the equivalent of 10 years of progressive management responsibility

· Minimum of five years’ experience leading and managing teams

· Demonstrates an understanding of real estate operations and maintenance needs

Preferred Qualifications:

· Experience in multi-family housing management preferred

· Experience in assisting in the underwriting process in support of new developments, redevelopments and acquisitions
