Summary
Under generalsupervision, perform a wide variety of maintenance duties in order to provide aclean, orderly and safe environment; and perform related work as required.
Essential Duties and Responsibilities
General Requirements
  • ConductsHazardous Conditions Survey monthly.
  • Receivesand responds to Environment of Care Rounds/ Surveys when received.
  • Monitorfacility for possible safety hazards.
  • Reportsunsafe conditions immediately and takes responsibility to resolve quickly.
  • Respondspromptly to requests for service or repair of facility equipment.
  • Performswork in a professional, timely manner to the benefit of AVALA customers.
Plumbing System
  • Facilitateswith the Parish on inspection of water and drainage system for properoperation.
  • Performroutine plumbing maintenance and repairs.
  • Maintainexterior drainage system.
  • Monitorsprinkler system to ensure it functions properly and notify vendor ifnecessary.
  • Understandsfunctioning of hot water boiler system and service basics.
  • Understandsrequirements for shut off and isolation of water supply.
  • Facilitatesservice work on natural gas service to facility.
Med Gas
  • Monitorall med gas and vacuum connections for proper function.
  • Replaceempty tanks as needed.
  • Understandsfunctioning of Bulk O2 and requests refill/ service when necessary.
  • Understandsand properly interacts with Med Gas alarm system.
  • Facilitatesnecessary bio med work on anesthesia equipment.
Electrical System and Lighting
  • Performroutine system inspections of utility services as required.
  • Inspectlight fixtures and components, change/ repair as required.
  • Performroutine electrical repairs as required.
  • Testsemergency lighting routinely.
  • Inspectsand repairs parking lot/ exterior lighting.
  • Routinelyinspect generators for proper function.
  • Monitorsand replenishes diesel supply for generators.
  • Monitorsand records parameters of operation for the generators.
Special Systems
  • UnderstandsSecurity systems such as card access, keypad locks and CCTV cameras.
  • Recognizebasic Nurse Call functions and requests repair when necessary.
  • Understandand repair in house video/ cable and music system.
  • Maintainstelephone systems.
Fire Protection
  • Routinelyinspect fire extinguishers.
  • Understandand inspect kitchen hood/ fire suppression system.
  • Inspectsand understands fire suppression and detection systems.
  • Insuresoperation of systems during facility construction/ renovation work.
  • Conductsfire drills and trains staff in fire safety as required.
Heating and Air Conditioning
  • Facilitateswith vendor to ensure inspections are complete on all belts and filters on maintenance schedule and change if necessary.
  • Facilitateswith the vendor to inspect all HVAC equipment for proper functioning.
  • Understandand utilize computerized HVAC control system.
  • Understandand initiate service work for main roof top chiller units.
  • Performprogramming of thermostats.
BiomedicalEquipment
  • Facilitateswith vendor to perform basic safety testing of new and existing equipment using analyzer(s).
  • Workwith staff to identify and repair any biomedical equipment as required.
  • Removesdefective equipment immediately and labels accordingly.
  • Coordinatebiomedical repairs with service vendor to insure timely repair of equipment.
  • Coordinateshipping/ receiving of factory repairs of equipment with Materials Mgmt.
Interior of Facility
  • Performrepairs to equipment, fixtures, doors, office and kitchen equipment.
  • Maintainwindow integrity through inspection and repair.
  • Performroutine maintenance on interior finish details such as paint, moldings, and wall fixtures.
  • Inspectall buildings, facilities and equipment for needed repairs and maintenance.
Exterior of Facility
  • Monitorlawn and landscaping for any visual changes and notify vendor as necessary.
  • Monitorsand cleans exterior of building and parking lot as needed.
  • Monitorexterior lighting and notify vendor if repair as needed.
Construction andRenovation
  • Assistwith coordinating construction related activities throughout the hospital.
  • Communicateto all departments affected by construction activities and plan accordingly.
  • Developa plan and perform in house renovation work as necessary.
  • Followall Infection Control measures during construction and renovation.
Safety and Security
  • Utilizesafe work practices whenever performing job tasks.
  • Followall safety rules and regulations.
  • Attendstaff/ department meetings and communicate concerns appropriately.
  • Trainsand informs staff of security concerns and responds to security code alerts.
  • Plansand conducts fire, security and emergency preparedness drills.
  • Understandsall Emergency Code functions as detailed in the policy and procedure manuals.
  • Maintainsthe secure access to the facility by checking and locking doors at the end ofthe business day.
Ancillary Duties
  • Assistswith the supervision of the Housekeeping Department when required.
  • Maintainsand orders supplies for the Maintenance Department.
  • Maintainsand orders supplies for the Housekeeping Department when required.
  • Maintainsand orders all linen for the facility.
  • Coordinatesthe handling of all general and bio-hazardous waste.
  • Workswith Material Management to send/ receive any large shipments/ deliveries.
