Job Summary

The Regional Director Tax Credit is responsible for providing strategic leadership and overseeing all administrative, financial management, affordable housing compliance and operations within their assigned portfolio. Results are achieved by facilitating the optimum performance of the properties in areas such as personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, information reporting and compliance with all applicable laws and company policies. This position operates within and contributes to an environment in compliance with Fair Housing laws and Equal Employment Opportunity.

Essential Responsibilities

  • Overall accountability for the operational and financial performance of portfolio; reviews ongoing adherence to affordability restrictions and monitors financial operations to ensure compliance with budgets
  • Assists in the preparation of the annual operating budget for their portfolio; monitors budgets and ensures financial and operational efficiency of the assigned properties
  • Conducts regular visits to properties within portfolio to monitor physical condition and provide guidance to Property Managers on operations, advises on solutions and monitoring outcomes
  • Works with Property Managers, Regional Vice-Presidents and Human Resources to address staffing needs and employee relations; participates in hiring process for operations staff as appropriate
  • Ensures compliance with fair housing laws and agency requirements pertaining to the LIHTC and HUD programs; wait-lists and affirmative fair housing marketing plans
  • Actively lead, build consensus, establish confidence, communicate effectively and contribute to a positive work culture
  • Other responses as requested by the President

Essential Skills and Abilities

  • Administrative Skills ? data entry, filing, answering phones, familiarity with legal aspects/fair housing laws, familiarity with

company policies and procedures.

  • Analytical Skills ? ability to create and manage property budget, review and analyze current market conditions, analyze property reports (occupancy, accounting, traffic), ability to play an active role in acquisitions of new properties.
  • Communication/Language Skills ? ability to communicate with all staff levels, residents, vendors and prospective residents, ability to correspond with all contacts via letters, memos, newsletters and emails, ability to present material to staff.
  • Computer Skills ? Outlook, Excel, Word, Internet, One-Site.
  • Coordinating Skills ? ability to coordinate resident functions, staff meetings and functions, ability to prioritize and delegate tasks daily, ability to handle emergency/unexpected situations, ability to set future goals.
  • Creative Skills ? ability to be creative in marketing, leasing, corporate outreach, retaining residents and retaining staff.
