Job Description

The Senior Director of Property Operations is responsible for providing strategic oversight and direction for Aurora Housing Authority's portfolio of properties. This role ensures efficient and effective operations, including property management and maintenance, construction initiatives, financial oversight of the properties, employee, and resident relations, and monitoring of the market for long term planning and growth.

  • Oversees the successful implementation and delivery of operations, services, programs, and activities that facilitate the achievement of strategic goals and objectives for all properties under the Aurora Housing Authority portfolio.
  • Responsible for the identification, implementation, and evaluation of opportunities to improve effectiveness and efficiencies of services and operations for the properties. 
  • Motivate others, leads by example, and delegates work to employees as well as nurtures their career growth.
  • Successfully directs a diverse group of people and priorities in accordance with Aurora Housing Authority's mission and values. This includes communicating clear objectives, roles, and responsibilities for employees to use to achieve success.
  • Responsible for divisions compliance with all licensing, accreditation, state and federal standards and other required regulatory requirements. 
  • Responsible for divisional budgets including ensuring they are within the guidelines set by the Board and looks for opportunities for improved efficiencies in use of the allocations. 
  • Drives the efforts to collaborate with other public and private agencies to promote and market services to the community. 
  • Ultimately responsible for ensuring a high level of standards of performance for property operations, conditions, safety and security, and financial stability. This information will be tracked through an established reporting cycle to executive leadership. 
  • Assists in the acquisition, rehabilitation and/or construction management of new Aurora Housing Authority properties
  • Collaborates with AHA leadership team to establish mission driven policy and procedures
  • Assists executive leadership with special projects, administrative tasks and non-property related work and other duties as assigned.
Qualifications
  • Bachelor’s degree in related field required. 

  • A minimum of 10 (ten) progressive years in a leadership role with experience managing medium to large properties including oversight of maintenance functions.

  • Must have extensive experience and knowledge of laws and regulations that pertain to affordable housing and construction management.

  • Must have excellent organizational, verbal, and written communication skills along with strong computer skills.
  • Expert knowledge of the principles of property and asset management to include housing laws and regulations, including but not limited to the following: LIHTC, HOME, CDBG, Fair Housing, and Section 8. Ability to read, analyze and interpret common property management and technical journals, construction documents, financial reports, and legal documents.
  • Ability to effectively lead and motivate staff through the application of the Agency’s values – Respect, Integrity, Communication and Professionalism.
  • Extensive experience in successfully leading a team through on-going changes.
  • Experience with and ability to work well as well as educate a culturally diverse service population that is in a variety of socioeconomic situations.
Additional Information

Conditions of employment:

Valid Colorado Driver License and proof of Insurance due to the need to travel amongst various local properties.
