Duties and Responsibilities
Reacts rapidly to all emergency repairs needed to all properties; available for emergency incidents 24 hours a day, 365 days a year
Creates and maintains a schedule for preventative maintenance; schedules technicians and or self to complete PMs, confirms work was performed, and follows up on any maintenance findings
Assigns tasks to crew and directs and oversees their satisfactory completion
Responds to requests regarding maintenance to properties from all departments prioritizing and assigning the tasks to appropriate team member
Regularly inspects properties for areas of concern
Plans projects, assists in design and acquires necessary permits for upgrades to buildings and parking lots including coordinating with contractors and obtaining bids
Experience with and knowledge about job costing
Supervises contractors and vendors as they relate to maintenance, remodels and construction
Reviews, evaluates, and oversees projects in progress, contract compliance, and quality control
Keeps building safe by making sure they meet building code requirements
Develops and administers annual budget
Approves and signs invoices from vendors associated with the Maintenance Department
Recommendations for changes to properties that will lead to more efficiency and lower costs
Assists with hiring, training, motivating, and evaluating personnel in the maintenance department; disciplines and implements corrective actions as necessary
Implements procedures for handling, storing, safekeeping, and removal of hazardous materials
Responsible for all aspects of maintenance and general upkeep of company vehicles
Qualifications
Must be of legal age to work in the state or local city or town.
Minimum high school diploma or equivalent. Continue education through seminars and training.
Knowledge of business codes, Contractor License is a plus.
At least 3 years facility management experience in convenience store or retail industry.
At least 3 years of experience supervising others.
HVAC experience including refrigeration units and heating and AC repairs.
Woodworking, sheetrock replacement, building interior walls, flooring, tilework.
Obtain and maintain a current UST AB operator certification.
