Budget Analyst/Project Coordinator (PC) is an entry-level position that will assist project managers with property inspections, condition assessment, follow-up research, data entry, solution modeling and report preparation. Our expectation is that the PC will advance in capabilities to be promoted to the Project Manager position within 1-year. As the skills and the capabilities of the PC grow, we provide more challenging training assignments and more independence.

Job Qualifications and Experience:

·COLLEGE GRADUATE REQUIRED - Degrees in or related to Business, Finance, Engineering and Math preferred, but not required.

· Computer skills: strong keyboarding ability and proficient in Microsoft Office Tools.

· Math skills: strong math and basic geometry ability.

· Organizational skills and ability to manage multiple projects required.

· Strong oral and written communication skills: in-person, phone, and email.

· Attention to detail necessary.

Business skills: analysis, math, excellent written and oral communications, creativity and ethics.

Personal skills: Physical (a lot of walking for frequent property inspections, carrying ladder, climbing on roofs…), observant, organized, detail oriented, ability to meet deadlines, manage multiple projects.

Job Duties:

· Site Inspections: Perform initial research and preparation. Schedule and travel reliably to site inspections (some overnight travel expected). Taking measurements, notes and photographs while on-site for quantity and condition assessment. Communication with client representative.

· Site Inspection Write-ups: Compile field notes from site inspections into useful quantity totals and condition evaluations.

· Data Entry: Organize data into discrete individual component descriptions. Perform data entry, concisely articulating field observations in “common English”, selecting pertinent photographs to illustrate each component. Double check for accuracy, legibility and sensibility.

· Component Research: Identify which vendor, manager or homeowner can provide necessary component information on Life and Cost factors in an effective, respectful and timely manner via telephone interviews or correspondence. Requires good organizational skills, tact and patience.

· Cost Estimating: Apply lessons learned in basic cost estimating to a wide variety of components in different conditions based upon component type, property history and awareness of physical factors. Requires curiosity, common sense, math skills and good memory.

· Report Development: Compile information into a report document, utilizing company guidelines and math skills to develop a custom funding plan that provides sufficient cash to meet the future expenses of the client. Understand what is being done and why, so an explanation can be given to the client in concise terms.

Compensation & Details:

· $55,000 -$58,000 (depending on experience of applicant) to start, plus benefits and eventual commission/performance bonuses.

· 40 hours/week Monday through Friday 7:00 am - 4:00 pm
