Operations Manager Job Description

The following job description is for the managerial position at Association Maintenance, LLC.

Job Title: Operations manager

Primary Responsibility: Oversee daily Job functions

Report To: President/owner

Responsibilities:

A. Schedule work load

1. Provide daily/weekly schedule.

2. Assign equipment.

B. Assist with Extra Work schedule

1. Help arrange materials, equipment and personnel.

C. Oversee equipment use and maintenance

1. Monitor needs and progress.

2. Evaluate equipment needs-repairs.

3. Train and monitor evening mechanic

D. Personnel

1. Recommend number of field personnel needed.

2. Interview, hire and train new Supervisors.

3. Hire-periodic evaluation-terminate.

E. Scheduling of personnel

1. Crew assignments

2. Reduce and increase crew size as warranted.

3. Discipline as needed.

4. Assist in training employees.

5. Assist in the field where necessary.

6. Follow up inspection of completed assignments.

F. Address and correct customer complaints

1. See to repair, replacement as required.

2. Correct the cause of complaint.

G. Facility management

1. Open and close facility

2. Monitor equipment storage.

3. Monitor shop and yard cleanliness.

Responsibilities Explanation:

A. Schedule work load.

Short term- this includes daily/weekly planning. Adjust mowing/plowing schedule.

Organize and direct personnel to complete special requests. See to equipment

assignment and adjust where necessary. Work closely with customer service

representative.

Long term-assist in schedule preparation, assist with sales to determine future

customer base. Work with President to determine equipment needs.

B. Extra Work.

Landscaping, irrigation, damage repairs, additional snow removal/shoveling, sanding

and other activities outside or above normal lawn/snow maintenance. Assist with

assignment from customer service. Assist with necessary materials and

equipment. Schedule personnel and assist with appropriate paper work.

C. Equipment use.

Assign equipment to crews. Handle inventory and loss prevention. Oversee

maintenance. Assign/evaluate proper equipment use. Oversee documentation.

D. Personnel.

Advise of employees needs. Oversee training, assign work and monitor progress.

Evaluate individuals for salary. Discipline, including necessary documentation to

file. Train and oversee training of new employees and employee advancements.

Commendation and termination.

E. Scheduling.

Notification to employee of work assignment. Monitor employee attitudes and

promote team work. Provide positive work environment and sell company policy.

Assist crews as needed and inspect finished work assignments. Direct involvement

in snow removal operations.

F. Customer relations.

Receive customer concerns from customer representative. Evaluate circumstances

and direct correction as needed. Evaluate cause to prevent future problem and

address appropriate parties.

G. Facility management.

Open and close facility as necessary to provide ease of employee ingress and egress.

Provide security management to promote loss prevention. Arrange equipment to

provide safe and efficient storage, entrance and exit of all related vehicles, tractors

and equipment. Monitor shop and yard cleanliness and organization. Direct and

oversee equipment cleanliness.

Job Type: Full-time

Pay: $55,595.00 - $70,000.00 per year
