We are a growing midsized property management company seeking an experienced Property Manager to oversee a small portfolio of properties and work with the broker and maintenance director to achieve operational execution. Your primary responsibility will be to ensure each property in your managed portfolio meets ownership goals. As a small, but experience, management team you will also work directly with the broker to support on-site managers and address operation and administrative challenges across the full managed portfolio.

Responsibilities:

• Oversee the management and operations of a portfolio of residential and commercial properties in the San Diego area.
• Perform marketing, leasing, move-in, rent collection, tenant notices, property inspections, evictions, move-out, deposit disposition for management portfolio.
• Ensure maintenance, repairs, capital projects are completed quickly and on budget so that properties always meet ownership expectations.
• Work with the broker to support on-site property managers and staff, providing guidance, training, and support as needed.
• Review and analyze financial statements, budgets, and reports to track property performance and make recommendations for improvement.
• Ensure compliance with local, state, and federal laws and regulations related to property management and tenant rights.
• Stay updated on market trends, industry best practices, and emerging technologies in property management.

Qualifications:

• Must have active California DRE license.
• Minimum of 7 years of experience in property management, with a strong emphasis on managing multi-site portfolios.
• Deep understanding CA of tenant landlord law and local tenant protection laws.
• Experience administering section 8 and ensuring fair housing compliance.
• The ability to problem solve without direct oversite and complete task independently
• Excellent communication and interpersonal skills including tenant notices and letters.
• 2 plus years of experience with AppFolio.
• Strong computer skills (MS office, and Web based applications).
• Maintain the highest level of integrity and not cut corners.
• Valid driver's license and reliable transportation.
